PLANNING COMMISSION <br />. <br />FEBRUARY 9, 1988 PAGE 6 <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Rocco H. and Hennie M. Puzzitiello Assembly Plat <br />The proposal is to combine permanent parcel nos. 234-20-1 and 234-20-2 <br />into one (1) parcel, which is the site of the Pheasants Walk Retail Center <br />approved by Planning Commission on January 26, 1988, and located on the <br />south side of Lorain Road between Stearns Road and Park Ridge Drive. The <br />proposed parcel conforms to the Zoning Code in both frontage and area. <br />P. Zwick, engineer, presented.proposal to combine two lots into one. <br />Commission had no questions. R. Bierman moved to approve the proposal to <br />combine permanent parcel nos. 234-20-1 and 234-20-2 into one parcel on <br />the south side of Lorain Road which is the site of the Pheasants..Walk <br />Reta'il Center, seconded by M. Betts, and unanimously apuroved. <br />2) Sunrise Development-Company Assembly Plat <br />The proposal is to subdivide.and assemble permanent parcel nos. 234-9-3, <br />234-9-4, and 234--9-5 created by the North Olmsted Industrial Parkway <br />approved by Ordinance No. 86--123. Included in this Assembly Plat is the <br />Nutron Nameplate parcel snlit, which was reviewed by Planning Commission, <br />and withdrawn, on January 12, 1988. Sublots Nos. 1 and 2 conform to the <br />Zoning Code in both frontage and area; sub lot No. 3 does not conform for <br />frontage.required. <br />Mr. Rosebeck, Sunrise Development Company, explained that the small <br />portion of the Nutron Nameplate p'roperty that was split off by the dedi- <br />cation of the Industrial Parkway was presented to the Commi.ssion on <br />January 12, 1988 as a separate parcel, at this time the Commission had <br />requested that the plat be re-submitted showing the assembly.of this <br />parcel to the adjacent Sunrise Development property. They are also <br />assembling another small segmerit tb this same parcel., Sublot'3 is.the <br />remaining Nutron Nameplate property which has a non-conforming front <br />width ,presently. B. Gorris moved. to subdivide and assemble parcels <br />234-9-3, 234-9-4, and.234-9-5 created by the North Olmsted Industrial <br />Parkway approved by Ordinance no. 86-123, seconded by J.
