PLANNING COMMISSION . FEBRUARY 9, 1988 PAGE 6 IV. NEW DEVELOPMENTS AND SUBDIVISIONS: 1) Rocco H. and Hennie M. Puzzitiello Assembly Plat The proposal is to combine permanent parcel nos. 234-20-1 and 234-20-2 into one (1) parcel, which is the site of the Pheasants Walk Retail Center approved by Planning Commission on January 26, 1988, and located on the south side of Lorain Road between Stearns Road and Park Ridge Drive. The proposed parcel conforms to the Zoning Code in both frontage and area. P. Zwick, engineer, presented.proposal to combine two lots into one. Commission had no questions. R. Bierman moved to approve the proposal to combine permanent parcel nos. 234-20-1 and 234-20-2 into one parcel on the south side of Lorain Road which is the site of the Pheasants..Walk Reta'il Center, seconded by M. Betts, and unanimously apuroved. 2) Sunrise Development-Company Assembly Plat The proposal is to subdivide.and assemble permanent parcel nos. 234-9-3, 234-9-4, and 234--9-5 created by the North Olmsted Industrial Parkway approved by Ordinance No. 86--123. Included in this Assembly Plat is the Nutron Nameplate parcel snlit, which was reviewed by Planning Commission, and withdrawn, on January 12, 1988. Sublots Nos. 1 and 2 conform to the Zoning Code in both frontage and area; sub lot No. 3 does not conform for frontage.required. Mr. Rosebeck, Sunrise Development Company, explained that the small portion of the Nutron Nameplate p'roperty that was split off by the dedi- cation of the Industrial Parkway was presented to the Commi.ssion on January 12, 1988 as a separate parcel, at this time the Commission had requested that the plat be re-submitted showing the assembly.of this parcel to the adjacent Sunrise Development property. They are also assembling another small segmerit tb this same parcel., Sublot'3 is.the remaining Nutron Nameplate property which has a non-conforming front width ,presently. B. Gorris moved. to subdivide and assemble parcels 234-9-3, 234-9-4, and.234-9-5 created by the North Olmsted Industrial Parkway approved by Ordinance no. 86-123, seconded by J.
