Mr. Keller, a resident of Curtis Drive, questioned if a traffic <br />light were to be installed at Bentley Road, and pointed out that there <br />are many new shopping centers in the city now and believes that there <br />should be some control by the citv as to the number of such centers <br />lieing built. Mr. Pattison, an adjacent neighbor, questioned if there <br />was to be a subdivision of the adjacent properties that are being <br />acquired. He was advised by the Assistant Law Director that an assembly <br />plat must be submitted and approved. Mr. Pattison pointed out that the <br />Ground,Round Restaurant is in violatiou of their building set back;:and <br />that the gas station is not providing required parking spaces and that <br />building is too close to its rear uroperty line. Regarding the traffic <br />light, Mr.-Seaman advised that they have offered to install a traffic <br />light wherever the city decides is the best location. Mr. Conway - <br />stated that, it is his understanding, that the Safety Department may <br />suggest that the developer have a traffic study made as to whether or <br />not a traffic signal is needed at this point. Mr. Morgan believes that <br />such a traffic flow study should be a city project. Mr. Valore agreed <br />that the city should make this determination, the developers are onlv <br />stating that if it is ever determined that a signal should be installed, <br />they would be willing to pay, that cost, it is not the developers' re- <br />sponsibility to make such a study. B. Gorris moved to forward the <br />Lauren Hill Plaza Development request to the Architectural Board of <br />Review for their input, and would like the Architectural Board's input particularly as.it relates to screening to the rear property, and <br />their input as to the division on the north property line of the Ground <br />Round Restaurant and the south property line of Lauren Plaza; when <br />this comes back to the Commission, I would like to see the iAshland Oil <br />ulot of land regarding the comment that they have inadeq_uate narking or <br />that the parking is not according to the original plan as was done pre-- <br />viously with the Ground Round; and foxward this to the Engineering <br />Department for their input, seconded by T. Morgan. Roll call: Gorris, <br />Morgan, Bierman, and Tzaczyk, yes. Betts and Thonas, no. Motion carried. <br />2) The Olive Garden Italian Restaurant, 25984 Lorain Boad <br />Proposal to construct restaurant <br />Heard by _the Board of Zoning Anpeals March 3, 19880 <br />Mr. Richards,.renresenting General Mills Restaurants, explained that vari- <br />ances had been granted for the front set back, to eliminate one driveway; <br />for signage, and, a€ter some consultation with the forester who was at the <br />Board of Zoning Appeals meeting, for eight narking spaces in order to <br />save certain trees. He stated that there had not been time after that <br />meeting.to draw-un revised plans. Mr. Conway presented the plan which <br />had been noted and approved.at the Board of Zoning.Appeals meeting. It <br />was explained that the variance for the signage was for wall signage, the <br />pole sign conforms. Ir!r. Richards advised that they have no= objection to <br />the Architectural Board of Review's recommendation. and the outside of the <br />cooler will be finished in either wood or stucco. Bierman <br />moved to apnrove the nlans of the Oli've Garden Italian Restaurant at <br />25984 Lorain Road, as submitted with the variances.granted by the Board <br />of.Zoning Apneals as well as the changes mentioned'at tonights meetin.g, <br />including the Architectural Board of Review's recommeudations and the <br />signage,_seconded by J.
