NE[J DEVELOPMENTS AND SUBDIVISIONS: .(H.eard at.this point.), <br />1) General Mills Restaurants Assembly.Plat (Olive Garden Restaurant) <br />The proposal is to combine permarient parcel nos. 232-33-57 and 232-33-59 <br />into one (1) parcel; which is the site of the proposed Olive Garden <br />Italian Restaurant, 25984 Lorain Road. The proposed parcel is zoned <br />Retail, Business, General for the entire depth and conforms to the <br />Zoning Code in both frontage and area. Continued from Planning <br />Commission February 23, 1988. <br />Ci:ty Engineer Bo_yer explained that at.present one of the lots is non- <br />conforming. Lot will exceed code requirements after assembly. <br />B. BUILDING DEPARTMENT REQUEST.S (Continued) <br />3) North Olmsted Lumber, 27375 Lorain Road <br />Proposal to construct storage addition. <br />Heard by the Board of Zoning.Appeals March 2, 1988. <br />Building Commissioner Conway advised that.the original plans presente,d . <br />to the'Board of Zoning Apneals showed the loading zone at the rear of <br />the ex'isting front building, the plans presented tonight show two- <br />loading zones adjacent to the rear storage building. Mr. Schill, <br />architect, exnlained that they had received a variance for the parking <br />spaces wi.th the condition.that theq provide a 22.foot wide drive back <br />to the new storage area, but they were denied a variance to have un- <br />paved loading zones. He explained_that the 780 square foot addition is <br />to be placed between the two existing storage buildings, and that a new <br />fence will be installed on-the rear property lirie. Mr. Conway advised <br />that they would have needed 59 parking spaces and they have 31 on the <br />, nronertv. Mr. Schill stated that they only have 7,100 square feet of <br />retail space, the remainder is all storage. Mr. Gorris observed that <br />this ty.ne of business did not need that much parking. Mr. Bierman <br />questioned if a pronosal of this type should be referred.to the Archi- <br />tectural Board since the addition is exactly the same as the existing <br />buildings, and only the frorit would.be visible. Mr..Gorris stated that the building was 37.0 feet back from Lorain Road, but the Commission <br />usuallv forwarded such proposals anyway. . After some discussion.it was <br />decided the proposal should go the the Architectural Board. M. Betts .. <br />moved to send the nroposal for North Olmsted Lumber at 27375 Lorain Road, <br />proposal to construct a storage addition, to the Architectural Board <br />of Review, to the Safety Department, and .to Engineering, seconded.by <br />E. Traczyk, and unanimously approve.d. <br />4) Great Northe ni Shopping Center,'Plaza South. <br />Proposal to construct small addition*and change to elevation. <br />Mr. Carlisle and Mr. Papandreas, representing- Biskind Development 'Company, <br />explained that the 250 square foot addition is actually filling in a saw <br />tooth corner of the building and will be adding an additional 750 square <br />fbot of roof area.
