City Engineer Boyer <br />advised that the Engineering Department has pressure readings along <br />Lorain Road aiid they can check the water requirements of the developer <br />in relation to the pressure in the area. Mr. Morgan questioned if these <br />combined uses are permitted. During the discussion between the Commission <br />and the developer it was noted that the loading zone would appear to be <br />less than 50 feet from a residential property. The Building Commissioner <br />will check on this. Mr. Morgan suggested that the building could be <br />pivoted at the northwest corner so that the side would be narallel to <br />the eastern property line. Mr. Atwood agreed that they would revise the <br />site p.lan and return to the next meeting. Mr. Schable, a resident, also <br />has concerns about the water pressure and questioned how much make up <br />water would be reauired per car. The figures relating to water pressure <br />will be presented at the next meeting. Air. Rademaker, an adjacent property <br />owner, requested that a fence be installed adjacent to the residential <br />area. The Commission and develouer agreed. T. Morgan moved to table <br />the proposal to construct a car wash, gift store, and gas station at <br />28800 Lorain Road until the next meeting or until the developer provides <br />for us a revised site plan indicating those items that were discussed <br />this evening, specifically: the landbanking of at least the b ack row of <br />parking spaces, maybe more, depending on the needs of the develoner; the <br />movement of the easternmost driveway further east, and the westernmost <br />driveway further east, and decreasing their width from 34 feet to 24 feet, <br />increasing the landscaping on the eastern and western corner to the <br />maximum amount, as well as the..center section, not just the minimum as <br />shown on the drawing; and including 5 parking spaces, one of which will <br />be a handicapped narking space, for parking at the convenient store <br />portion of the business, with the addition of an_y landscaping or buffering <br />that the developer feels he would install along the residential pronerty <br />lines that abut his property; and that the plan should include all lighting <br />and its directionality. At the same time this proposal is to be forwarded <br />to the following: the Engineering Department for data, particularly from <br />last summer, relative to the water pressure in this area, as well as, <br />for the Engineering Denartment's determination of retention and whatever <br />else might be necessary on this nroperty, grading or anyo uther suecific <br />areas that might be pertaining to this proposal; to the Building Denartment <br />for their ruling on the retail uses proposed for an auto wash as beiug <br />proposed tonight;, as well as, if a loading zone is permitted next to a <br />residential house as shown; to the Safety Department for their review to <br />let them know this is coming, so they can_look at this preliminarily; <br />and to the forester for his input, seconded by M. Betts, and unanimously <br />apnroved.
