The Conmission nrefers one drive aiid Mr. Predota agreed. He advised <br />that there were two trees on the property (not shown on the nlan) which were <br />to be removed because they would obscure the building, but stated that he <br />would be planting 2 smaller trees. Mr. Schabel, the adjacent neighbor, <br />explained that one of the trees was a huge mulberry tree and actually was a <br />nuisance. Neither Mr. Schabel nor two other neighbors who were present had <br />any objection to the proposal, and agreed that Mr. Predota had already im- <br />proved the property. Mr. Predota stated that he will nrobabl_y install a <br />pole sigii, but it is not shown on the ulan. Mr. Betts believes that there <br />should be some landscaping other than just grass as shown on the plan, and <br />pointed out that there will be more area to landscape with onlv one drive. <br />J. Thomas moved to fonaard the plans for the Predota develoDment to the <br />Architectural Board of Review with the condition that the plans are revised <br />to show a single curb cut onto the property, also with a revised and more <br />detailed landscapiiig nlan which will show increased landscaping and will <br />take up the area where the second curb cut has been eliminated, and ask <br />that the develoner present his signage to the Architectural Board; and•also <br />forward the plan to the city forester for his input or refer the forester <br />to the developer for his inputy and to the Safety Deuartment for their re- <br />view, seconded by R. Bierman, and unanimously approved. <br />3) First National Bank of Ohio, 26065 Loxain Road <br />Pronosal to construct glass enclosure for existing ATMo <br />Mr. G. Lowe, Cadillac Glass Comnany, presented plans to erect a glass and <br />aluminium wiiid break around the ATM on the outside of the building. This <br />is needed to nrotect the machine which closes down during the cold weather, <br />as well as for the customersl• comfort. Commission does not believe referral <br />to the Architectural Board is necessarv. M. Betts moved to approve the rirst <br />National Baiik of Ohio nroposal to construct a glass enclosure as submitted, <br />seconded by J. Thomas, and unaniTnously approved. <br />IV. NETd DEVELOPMENTS AND SUBDIVISIONS <br />1) Hennie Homes Lot Split and Consolidation Plan <br />The pronosal is to split off the southerly strip of sublot no. 39 of the <br />PHeasants Walk Subdivision and ,join it to permanent parcel no. 233-25-5 which <br />abuts on the east. The location is the north side of Lorain Road between <br />tdellesley Avenue and Stearns Road. Note that proposed sublot "B", zoned <br />Retail Business, General, does not conform to the Zoning Code requirements of <br />150 feet frontage at the right-of-way line. <br />City Engineer Boyer explained that the develoner would be splitting off a 198 <br />foot strip of land from sublot 39 of the Pebblebrook Subdivision in order to <br />add it to the PBP4 Enterprise property facing Lorain Road; the remainder of <br />subl;ot 39 (shown on plat as sublot 3-A) will`conform to code. Mr. Morgan did <br />not remember a sublot of this configuration on the originalplat and pointed <br />out that the Commission had requested that some of the lots with partial <br />General Retail zoning be rezoned so that they were zoned entirely Residential.
