T. Morgan moved to approve the Lauren <br />Properties Assembly Plat to subdivide and assemble permanent parcel nos. <br />231-31-1, 231-31-2 and 3, ancl 231-31-5 which are included in the site of <br />the nroposed Lauren Hill Plaza, located on the north side of Lorain Road <br />between Gessner and [aalter Roads and approved bv Planning Commission on <br />March 22, 1988, seconded by R. Bierman, and unanimously approved. <br />V. COMMUNICATIONS: <br />Invitation to the 41st annual meeting of Regional Planning Commission on <br />April 28th. <br />VI. NEW BUSINESS: <br />No items <br />VIII< OLD BUSINESS: <br />The Commission again met at 7:00 p.m. to discuss the proposed revisions of <br />Section 1126. This ordinance may be discussed during the next meeting and <br />will be put on the agenda for the May lOth meeting. <br />Ord. 88-34: Aii Ordinance Amending Section 1139.09 of the North Olmsted <br />Zoning Code, Entitled "Access Located Within District". <br />Proposed ordinance is to be amended to read:.."including access for Fire <br />Department vehicles and appartus, shall be located in their entirety within <br />the area zoned for a Retail Business District." Commission has no problem <br />with this revision. J. Thomas moved to avprove Ord. 88-34 and refer it to <br />the BZD-Committee.without recommendation, seconded by E. Traczyk, and unani- <br />mously apnroved. <br />Ord. 88-36: An Ordinance Creating a New Paragraph (C) to Section 1139.04 of <br />the Zoning Code, Entitled "Setback," and Also Providing For Thirty Five Foot <br />Set Back Area in Retail Busiiiess Districts When Certain Conditions Are Met. <br />Chairman Morgan read paragraph (C): "(c) Variable Setback Where any lot, <br />including a corner lot, is of such configuration, by virtue of its dimensions <br />that it is practicable to require all off-street parking to be located be= <br />hind the setback line or lines provided for in uaragraphs (a) and (b) of <br />this section, the Planning Commission may authorize or require that a set- <br />back be established of no less than thirty five feet from the street or <br />streets upon which the lot fronts. In such an event, the setb ack area ; <br />req:uired or authorized shall be entirely landscaped, except for required <br />access to the lot, and no business activity, including but not limited to <br />parking, shall be permitted within the setback area."
