' <br />3) Church of St. Clarence, 30106 Lorain Road <br />Proposal to add church to existing activity center. <br />Heard by the Board of Zoning Appeals June 8, 1988. <br />Mr. R. Zarzycki., architect, presented a model of the proposed church <br />explaining that a variance was granted for the height of the bell tower <br />and cross (over 50 feet high) and for a 35 foot front set back. It was <br />explained that Ordinance 88-36 which would allow the Commission to ap- <br />prove this set back has been approved by Council, but is not in effect <br />as yet. Building Commissioner Conway advised that parking conforms to <br />code, 200 parking spaces are required and 241 are being provided and <br />explained that the church and activity center are considered non- <br />simultaneous uses, since both areas would not be occupied at the same <br />time. Mr. Zarycki explained that they did have a reserved green area <br />which would accommodate an additional 60 spaces if they were ever neces- <br />sary. He further advised that there is one tree on the property which <br />will have to be removed. R. Bierman moved to fonaard the proposal to <br />add a church to the existing activity center for the Church of St. <br />Clarence, 30106 Lorain Road, to the Architectural Board of Review, the <br />Engineering Department,-the Safety Department, and the Forester, seconded <br />by B. Gorris, and unanimously approved. <br />4) T.G.I. Friday's, 5200 Great Northern Mall <br />Proposal to construct greenhouse addition on existing patio area. <br />Mr. McDonough explained that the greenhouse will be approximately 1 foot <br />wider than the present patio, a five foot sidewalk will remain; they <br />will tie adding 8 seats; 3 trees will be relocated;.and the awnings <br />will be removed, but they will be replacing the awning over the entrance <br />with a lighted awning. Mr. Gorris advised that the Commission has on <br />several occasions denied permission to illuminate an awning so that <br />the light glows through it, but that there is no problem with downlight- <br />ing. Mr. McDonough advised that they will be installing a 30 inch high, <br />brick buttress from the sidewalk as a safety measure, but this is not <br />shown on the plans. He was advised that these plans must be submitted <br />to the Architectural Board of Review. R. Bierman moved to fozward the proposal to construct a greenhouse addition for T.G.I. Friday's, Great <br />Northern Mall, to the Architectural Board of Reivew, seconded b_y M. Betts, <br />and unanimously approved. <br />5) Nightfall Night Club, 30850 Lorain Road <br />Review of site plan (continued from Plannin.g Commission meeting of <br />January 27, 1987 as ordered by the court).: <br />No representative was present. Chairman Morgan stated that he had been <br />advised by the Law Department that the court has maridated that the issue.. <br />be resolved by July 30th. He has also receive.d information from the <br />Mayor's office that this b uilding is now in foreclosure'and that the <br />zaxes are in arrears. Building Commissioner Conway stated that he did <br />advise the owner by lettex that the. proposal would be ori tonight's- <br />agenda, but-has had no response, nor has the owner applied for a paVing <br />permit that was allowed by.the court. Tt was decided that this-item <br />should be continued. Mr. Morgan advised that he received two letters <br />from the Timber Trails Homeowners Association which will be copied and ,. <br />sent to each member. T. Morgan moved to.table the Nightfall Night Club
