Re- <br />garding the signage, Mr. Bradsliaw clarified that only the lette.rs on the <br />canopy will be lighted, not the entire canopy. After checking the sign <br />area, Building Commissioner Conway advised that the total sign area would <br />conform to code. The Safety Department had no objection to the.plan as <br />proposed. D. 4dendell, forester, would like to save a large maple tree on . <br />the northeast corner of the building if possible. After a great deal of <br />discussion, it was decided that even with variances or relocating the <br />building or drive, it would be impossible to save this tree especially <br />since the grade is to be raised at this point. Mr. Morgan pointed out <br />that even if the drive could be moved to the east property line, all the <br />landscaping planned there would be eliminated and reminded the Commission <br />that the development does meet all codesa As an attempt to compensate for <br />the maple tree, the developer agreed to install three larger (32 inch cali- <br />ber) honey locust on the east side of the property. Mr. Wendell explained <br />that certain precautions would have to be taken to save trees on the adja- <br />cent property. Building Commission Conway will advise Mr. Wendell when <br />construction is to begin so that he can meet with the developers to advise <br />on saving these trees. The Architectural Board,of Review had recommended <br />a white split face block instead of the gray as proposed. Mr. Bradshaw <br />presented a sample of a lighter gray block from Akron Brick and Block which <br />he would like to use since gray is their standard building color. He be- <br />leived that.the Architectural Board had stated a lighter gray or white. <br />Building Commissioner Conway advised that the Architectural Board of Review <br />had stipulated white. The Commission also prefered the white block. J. <br />Thomas moved to approve the proposal to construct a building for Valvoline <br />Instant Oil Change at 24866 Lorain Road, incorporating the recommendations <br />of the Architectural Board of Review, particularly those of the lighting <br />and landscaping, as well as the recommendation specifically that the city <br />forester work with the developer, as agreed, to make sure the existing <br />mature trees, outside of the trees that have to be removed, will be pro- <br />tected during coristruction; also that the developer follow the recommendation <br />of the Planning Commission that the exterior dome above the building will <br />not be translucently lit from within, that any signage conform to our code; <br />and also•with reference to the Architectural Board of Review's recommenda- <br />tion that specified that the block that was agreed upon was a white split <br />face block from Akron Brick and Block instead of the gray; and also that <br />the developer has agreed to increase the size of the trees he is putting <br />on the south east side which will be a minimum of 32 inches in diameter, <br />seconded by R. Bowen, and unanimously approved. <br />Chairman Morgan advised that there.would be an addition to the agenda: <br />3) OfficeMax, 26035 Lorain Road <br />Proposal to convert supermarket to office supply outlet. <br />(Tabled by the Planning Commission July 12, 1988.) <br />Chairman Morgan advised that a letter had been.received from Robert Stark, <br />Brooklor, Inc., owner of the shopping center, advising;that he had author- <br />ized OfficeMax to appear before the Planning Commission in connection with <br />proposed changes. Building Commissioner Conway pres.ented the revised plans <br />which had been submitted at the July 12th meeting. J.;Herschmann, architect, <br />explained that they will be painting the building white, increasing the <br />existing glass area, painting the canopy, and adding a;sign facia to the <br />west elevation.
