He explained that this will be a <br />warehouse type office supply store, most items would be carried out by <br />the customer, some larger items would be loaded into customer's vehicles <br />in the rear loading area, and a few item would be delivered from a ware- <br />house. Mr. Morgan observed that this might be the time to review the <br />entire parking area and landscaping for this building. Mr. Herschmann <br />pointed out that this business would not generate as much traffic as the <br />supermarket did and that they have only rented the building they have no <br />control over the parking area and landscaping. Assistant Law Director <br />Dubelko advised that the Commission must determine if the change of oc- <br />cupancy is having an impact on the parking, and if so, the developer would <br />have to go back to the owner to make necessary changes. Mr. Ttorgan stated <br />it would appear this would have a negative impact on the parking, but it <br />could be an opportunity to do some landscaping, etc. Mr. Dubelko stated <br />that this could be an opportunity to bring the problems the Commission see <br />to the owner's attention. Since there has previously been some discussion <br />of a proposed curb cut at this location, Mr. Thomas suggested that the <br />Commission could review the entire parking lot with that proposal. Mr. <br />Gorris would like to look at the overall parking in respect to conformance. <br />It was suggested that Mr. Conway could review plans for previous proposals <br />in order to determine these requirements. Mr. Conway also advised that <br />the signage proposed for the building will use the total sign area allotted <br />to this building, and there would be no available sign area for the pole <br />sign. B. Gorris moved that the OfficeAiax proposal, 26035 Lorain Road, to <br />convert an existing supermarket to an office supply outlet, be forwarded <br />to the Architectural Board of Review for their input, to the Safety Depart- <br />ment for their input, seconded by J. Thomas, and unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Barbis Subdivision <br />The proposal is to subdivide permanent parcel no. 235-6-29, located at <br />the northeast corner of the Kennedy Ridge Road and Victoria Lane inter- <br />section, into three (3). sublots. Zoning is "B" Residence, Single, and <br />all proposed sublots conform to the Zoning Code F.equirements for frontage <br />and area. <br />City Engineer Boyer explained that one residential lot will be subdivided <br />into three and all lots will conform to the residential "B" code require- <br />ments. R. Bierman moved to approve the proposal to subdivide permanent <br />parcel number 235-6-29 located at the northeast corner of the Kennedy <br />Ridge Road and Victoria Lane intersection into 3 sublots as noted on the <br />plat, seconded by E. Traczyk, and unanimously approved. <br />2) DiBenedetto Rezoning Request <br />The proposal is to rezone the north portion of permanent parcel nos. <br />232-25-5 and 232-25-6 (sublots 2-A and 3-A of the DiBenedetto Resub- <br />division), located on the,north side of Brookpark Road Extension, from <br />the current zoning of "A" Residence, Single to Retail Business, General. <br />Note that neither parcel individually conforms to the Zoning Code re- <br />quirements for frontage and area in a Retail Business, General-zone, <br />but would conform to both;requirements if assembled (combined) into <br />one (1) parcel.
