? --- ?.r <br />PLANNING COMP?TSSION SEPTEMf3ER 13, 1988 PAGE 4 <br />David and Tony DiBenedetto explained that Planning Commission had required <br />that the two lots be assembled prior to property being rezoned. Assistant <br />Law Dir:ector Dubelko stated that rezoning is before Council but has not yet <br />been approved and any assembly should be conditioned upon approval of the <br />rezoning. Mr. Gorris pointed out that the front portion of these sublots <br />are General Retail and the rear is Single Family and he is concerned <br />because the residential sublot 1-A (facing Dover Center Road) could have a <br />sliver of proper.ty zoned General Retail. He wants to make sure that all of <br />sublot 1-A is zoned Residential. B. Gorris moved to approve the proposed <br />combination and assembly into one lot of permanent parcel numbers 232-25-5 <br />and 232-25-6 as stipulated by Planning Commission 7/26/88 and this approval <br />is conditioned upon approval of the rezoning and also it is our understanding <br />that after this assembly,lot 1-A (fronting on Dover Center) will be entirely <br />residential and that the assembled 2-A and 3-A will be entirely commercial <br />and that there is not a sliver of land between 1-A and Sparkey Lane which is <br />zoned commercial, seconded by T. Morgan, and unanimously approved. <br />2) Fish Furniture Assembly Plat <br />The proposal is to combine permanent parcel numbers 231--29-14 and 231-29-27 <br />into one (1) parcel, which is the site of the Fish Furniture (23770 Lorain <br />Road) addition, approved by Planning Commission on January 26, 1988. The <br />proposed assembled parcel conforms to the Zoning Code requirements for a <br />Retail Business, General-District for area, but does not conform (nor did <br />it formerly) to the frontage requirement. <br />No representative was present. Request was tabled until the next meeting. <br />3) Biskind Development Company Rezoning Proposal <br />From Residence, Multiple District to Office Building District. The proposal <br />is to rezone certain parcels of land, located north of Brookpark Road between <br />Columbia Road and Great Northern Blvd, from the current zoning of Residence, <br />Multiple District to Office Building District, as defined in proposed ordi- <br />nance No. 88-75 (not yet approved). Note that not.all land propo.sed by <br />Biskind Development Company for inclusion in this rezoning is owned by <br />Biskind Development Company. <br />4) Biskind Development Company Rezoning Proposal <br />From "C" Residence, Single District to Office Building District. <br />The proposal is to rezone certain parcels of land, located north of Brookpark <br />Road between Columbia Road and Westview Drive, from the current zoning of <br />"C" Residence, Single District to Office Building District, as defined in <br />proposed Ordinance No. 88-75 (not yet approved). Note that not all land <br />proposed by Biskind Development Company for inclusion in this rezoning is <br />owned by Biskind Development Company. <br />Chairman Morgan read agenda discription and advised both items would be <br />discussed together; that adjacent property owners have been meeting with the <br />developer and are familiar with the proposal; and noted that Ordinance 88-75 <br />has not been designed just for these parcels, but is to be used for other <br />properties in the City. The ordinance has been discussed for several months <br />by the Commission with input from all interested part.ies, including the <br />Park West Home Owners Association (abutting this land); the major problem <br />at this time is the size of the set back where this district abuts resi- <br />dential property. He advised that there is no specific building proposal <br />before the Commission at this time. R. Carlisle, representing Biskind
