<br />PLANNING COMMISSION SEPTEMBER 27, 1988 PAGE 6 <br />City Engineer Boyer presented the subdivision plat and advised that <br />because of the configuration of sublot 24-A and the resulting building <br />envelope, there would be only about a 30 foot building area and a variance <br />might be required. He suggested that the Commission request the developer <br />to realign the property. Mr. Block, representing the developer, explained <br />they had purchased the rear portion of 2 lots, but were unable to purchase <br />' the rear portion of sublot 231-20-15. Mr. Conway explained that due to <br />the configuration of sublot there were actually 2 rear property lines and <br />there could be a problem. Mr: Block agreed to table the propos.al until <br />the next meeting in order for Mr. Conway and Mr. Boyer to review the <br />proposal. T. Morgan moved to table the 7515 Company's Subdivision No. 2 <br />Re-Subdivision until the next meeting, seconded by R. Bierman, and unani- <br />mously approved. <br />3) John Attwood, Jr. Assembly Plat <br />The proposal is to combine permanent parcel nos. 233-26-7 and 233-26-8 into <br />one (1) lot, which is the site of the Aquasonic Auto Wash, 28800 Lorain Road <br />(west of Berkshire Drive), approved by Planning Commission on June 14, 1988. <br />The zone line (500 feet north of the Lorain Road centerline) passes through <br />existing parcel 233-26-7, with Retail Business, General zoning on the south <br />and "B" Residence, Single zoning on the north.. Note that the Auto Wash is <br />wholly within the Retail Business, General District, and the proposed lot <br />conforms to the Zoning Code Requirements for frontage and area for a <br />Business District. <br />City Engineer Boyer advised that the zone line goes.through one of the lots, <br />but that the auto wash is to be built entirely within the General Retail <br />property. Assistant Law Director Dubelko explained that the city was trying <br />to keep the zone lines conforming with the property lines and eliminating <br />split zoned lots. Mr. Gorris asked if Mr. Attwood would be agreeable to <br />selling the residential portion to the adjacent property owner.s. Mr. Attwood <br />stated that some neighbors have expressed an interest and he would have <br />no objection. A member of the audience advised that all three of the owners <br />who abut the property would be interested in buying it. Mr. Morgan advised <br />that an assembly plat would have to be submitted. The neighbors were <br />cautioned that any such proposal would have to be studied especially if any <br />of: the General Retail portion of the lot were to be assembled and possibly <br />rezoned since this could present pioblems with the setbacks of the develop- <br />ment. B. Gorris moved to approve the John Attwood Jr. Assembly Plat which <br />is to combine permanent parcel 233-26-7 and 233-26-8 into one lot which <br />is the site of the Aquasonic Auto Wash and we strongly suggest to the <br />developer that tie try to work with the abutting residential property owners <br />to sell off the rear portion of the property which, it is our understanding. <br />that,he is really not in need of.and which is currently zoned residential, <br />seconded by M. Betts, and unanimously approved. <br />V. COMMUNICATIONS: <br />A letter was received from the Board of County Commissioners advising that there <br />are plans to establish a Cuyahoga County Planning Commission.
