PLANNING COMMTSSION SEPTEMBER 27, 1988 PAGE 5 <br />8) Owen P4cCafferty, C.P.A., Inc.; vacant property west of 30940 Lorain Road <br />Proposal to construct office building. <br />Heard by the'Architectural Board of Review September 21, 1988. <br />Mr. Davison, architect, presented revised site plan which has increased <br />the buffer to 5 feet with additional planting to buffer the residence, which is also a business, to the east, Mr. Davison has not talked with <br />the forester but he advised that he walked the site and was unable to see <br />the line of trees that was mentioned as being on the east property line. <br />As requested by the Architectural Board of Review a fence was added to the <br />trash area; additional oak trees will be added to the front mounded areas <br />lighting on the east side of the parking lot will be shielded; handicapped <br />space will be included;and the condensers will be moved to the back of the <br />property since it is possible there might be bedrooms on that side of the <br />residence adjacent to where-they were to be located. Mr. Davison presented <br />a sketch of the possible future development_on the property. Mr: Davison <br />explained that they have landbanked some area on front to save some trees, <br />but most of the trees on the property are small. It was?clarified for <br />Mr. Gorris that the plan indicates how much°green area will remain natural <br />with the development of this phase of the construetion. Mr. Gorris stated <br />that he agrees that a 20 foot buffer between two commercially zoned pro- <br />perties as suggested by the forester is not practical. Fire Department <br />had no objection to the plans as proposed providing that city ordinances <br />in regard to fire hydrants and fire apparatus access are followed. Police <br />Department had no objections. No residents were present. B. Gorris moved <br />to approve the Owen McCafferty proposal to construct an office building <br />west of 30940 Lorain Road as indicated on the drawing dated September 15; <br />1988 and incorporating the various request of the Architectural Review <br />Board, seconded by R. Bierman, and unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Fish Furniture Assembly Plat <br />The proposal is to combine permanent parcel numbers 231-29-14 and 231-29-27 <br />into one (1) parcel,'which is the site of the Fish Furniture (23770 Lorain <br />Road) addition, approved by Planning Commission on January 26, 1988. The <br />proposed assembled parcel conforms to the Zoning Code requirements for a <br />Retail Business,.General District-for area, but does not conform (nor did <br />it formerly to the frontage requirement). (Tabled from meeting of <br />September 13, 1988). <br />City Engineer Boyer advised that both parcels are in the General Retail <br />District. Mr. Geller, the owner, presenfed the plans. Mr. Morgan pointed <br />out that by combining these two parcels the property would be less non- <br />conforming. R. Bowen moved to approve the proposal to combine parcel <br />numbers 231-29-14 and 231-29-27 into one parcel, seconded by E. Traczyk, <br />and unanimously anproved. <br />2) 7515 Company's Subdivision No. 2 Re-Subdivision. <br />The proposal is to subdivide and realign sublots nos. 23, 24, and 25 of the <br />7515 Compnay's Subdivision No. 2 and permanent parcel nos. 231-20-16 and <br />231-20-17 into six (6) sublots. The Zoning is "C" Residence, Single and <br />all proposed sublots conform to the Zoning Code. Location is the southeast <br />area of Tara-Lynn Drive (west off Walter Road, north of Gessner Road).
