Location is the <br />southeast area of Tarra-Lynn Drive (west off Walter Road, north of Gessner <br />Road). (Continued from Planning Commission September 27, 1988 meeting). <br />This proposal was tabled in order for the Building and Engineering <br />Departments to reconcile the problem.of sublot 24A. Mr. Conway explained <br />that if a house were built 10 feet off the southerly property line (line <br />with the building envelope) there would be only an approximately a 47 <br />foot rear yard, if the other side of the property is used to determine <br />the depth there would be no problem. He would like.this approval condi- <br />tioned on the placement of the structure favoring the northerly property <br />line. i4r. Morgan believed that this should be indicated on the final <br />plat, perhaps as a dotted line. Mr. Boyer agreed that this could be done. <br />T. Morgan moved to approve the 7515 Company's Subdivision No 2 Resubdivi- <br />sion proposal to subdivide and realign sublot nos. 23, 24, and 25 of the <br />7515 Company's Subdivision No. 2 and permanent parce nos. 231-20-16_and <br />231?20-17 into six (6) sublots with the stipulation that the Engineering <br />Department show the building envelope on parcel no. 24A so that it will <br />meet in conformance with the building set back as previously discussed <br />by the Building Commissioner, Mr. Conway, seconded by R. Bierman, and <br />unanimously approved. <br />2) Great Northern Properties Company Lot Snlit <br />The proposal is to combine permanent parcel nos. 236-14-3, 236-17-8, <br />236-17-9, 236-17-10 and 236-17-13 and split them into two (2) sublots. <br />Location is the northeast corner area of the intersection of Country Club <br />Blvd with Great Northern Blvd. and the z;oning of all land is Mixed Use. <br />Note: that proposed sublot no. 1 is the site of Hono-rs Hotel, approved by <br />- Planning Commission June 28, 1988, <br />Mr. Mise, Biskind Development Company, explained that they would like to <br />split off the portion of the property containing the Honors Hotel and <br />that botfi the Engineering Deparmenb and the Law Department have expressed <br />approval. There was some confusion since the location map shows ten <br />parce]s:which does not coincide with the agenda. Mr. Boyer stated that <br />he believed that some parcels had been assembled previously, but that the <br />legal description will be checked before the plat is filed. Mr. Gorris <br />is concerned that by splitting off this parcel there could be a problem <br />with the shared parking, Assistant Law Director Dubelko advised that <br />in the Mixed Use District the parking requirements would be considered <br />for the entire development, Mr. Morgan stated that the shared parking <br />situation would be the same as the Great Northern Shopping Center, <br />Mr. Zandisman, GNT Development who ownes adjacent property, is questioning <br />if there are any changes to the total development of the parcel. Mr. Mise <br />explained that the subdivision is for tax purposes and the protection of <br />partnerships. Mr. Morgan explained that the totaT plan has been approved <br />and as each phase is submitted it is reviewed for conformance to that plan. <br />B. Gorris moved to approve the Great Northern Properties Company Lot Split, <br />namely the combinations of permanent parcels numbers 236-14-3, 236-17-8, <br />236-17-9, 236-16-10 and 236-17-13 and split them into two (2) sublots, <br />sublot 1 and sublot 2, as indicated on this 1ot split dated September 29, <br />1988 and it is our understanding that this does not effect the overall <br />development of this site as one development, seconded by M.
