r' <br />? r u PLANNING COMISSION OCTOBER 11# 1988 PAGE 7 <br />3) Underwood Lot Split and Assembly Plat (Revised Plan) <br />The proposal is to subdivide permanent parcel no, 237-2179, which fronts <br />on Mastick Road, and to combine the north (rear) section of that parcel, <br />and.also permanent parcel no. 237-2I-10 (currently landlocked) with perma- <br />nent parcel no. 237-23-68 which has frontage on Mastick Road, Clague Road, <br />and Brookpark Road. The zoning is Residence, Multiple to a distance of <br />450 feet south of the Brookpark Road Centerline and "A" Residence Single, <br />on the other land to Mastick Road, Proposed sublot no 2, fronting on <br />Mastick Road, does not (nor did not before the proposal) conform to the <br />Zoning Code requirement of 80 feet frontage in an "A" Residence, Single <br />Zone. This revised plan includes the Planning Commission's recommenda-- <br />tion of June 28, 1988, that the rear property line between proposed sublots <br />1-A and 2 coincides with the existing zone 1ine. <br />City Engineer Boyer explained that this lot split was previously denied <br />on the .basis that there would be a split zoned lot. Mrs, Rissman, and <br />Mr. and Mrs. Ba1og, the owners, are now presenting the split at the zone <br />lime so that sublot Z is completely Residential and the portion being <br />split off is entirely Mu1ti,Family and will be assembled to the adjacent <br />Shore West property as wi11 an existing landlocked :parcel, Mrx Morgan <br />questioned why there was no representative from Shore West. Mrs. Rissman <br />explained that she was told that they did not have to be present. <br />Mr. Dubelko advised that the Commission could approve as long as Shore <br />West submitted written permission to the Engineering Department. Proposal <br />was explained to neighbors, Mr. Vannay, Mro Klingman, and Mr, Klugman. <br />T. Morgan moved that the Underwood Lot Split and Assembly Plat to sub- <br />divide permanent parcel 237-21-9 which fronts on Mastick Road and to <br />combine the north (rear) section of that parcel and also permanent parcel <br />no. 137-21-10 (currently landlocked) with permanent parcel no. 237-23-68 <br />' which has frontage on Mastick Road, Clague Road, and Brookpark Road be <br />approved by the Plannin; Commission subject to the owner of parcel 1-A <br />providing in writing to the Engineering Department his consent to the <br />assembly, seconded by R. Bierman, and unanimously approved. <br />V. COMMITNICATIQNS: ` <br />Response from Mayor Petrigac regarding the proposed Cuyahoga County Planning <br />Commission <br />Invitation to a zoning work shop conducted by the American Planning Association. <br />Mr. Morgan obtained a copy of a booklet, Enhancing your Bueiness with Land--. <br />scaping published by the Clean-land, Ohio organization which will be forwarded <br />to the Architectural Board of Review. <br />Ordinance 88-112: An Ordinance Amending Section 1135.02 of the Zoning Code <br />Entitled "Accessory Uses and Buildings" of Chapter 1135 of the Zoning Code <br />Entitled "Residence Districts". Building Commissioner Conway advised that <br />this is a minor revision changing the height restriction of fences from 5 <br />feet to 6 feet. He explained that the standard fence height is 6 feet and in <br />order to conform to our ordinance, these fences must be cut down. B. Gorris <br />moved to approve the adoption of Ord. 88-112, since it is our understanding <br />that this ordinance is only changing Section 1135.02 from 5 foot fence to 6 <br />foot fences in Residential Districts and with the consideration that the 6 <br />foot fence is a common size, seconded by M. Betts, and unanimously approved. <br />:.?-
