•, _ `` . . ?• i . • 1 . <br />Minutes of Public Hearing 11/15/88 <br />-7- <br />In terms of timing on the fences, we've committed to our neighbors that with the <br />first building that we build on the property, even though it is a 24 acre parcel <br />and the building that we develop is not - the-first building is not likely to be <br />immediately adjacent to any of the residences - we have committed to them that <br />we will build the fence along with the first building that we build so that upon <br />receiving approval from the city and a permit from the-city to build the building <br />we will start at the same time to first of all clean the buffer area of unwanted <br />trees and debris and put the fence in along the entire boundary between ourselves <br />and the residences. Upon the second building that we build, we will come back in <br />and put in the evergreen trees and on the third building we will come in and put <br />in the ornamental trees. So that after - no later than the third building being <br />constructed, the landscape buffer would be in place and complete. One caveat to <br />that is so that if, for instance, we built one very large building and never had <br />to finish it, there is also a sguare footage requirment that says, and it is <br />basically in 64,000 square foot increments, 64,000,, 128,000 aad. 192,000, and an. <br />example is if the first building we build.there is 192,000 squa.ze feet, We have <br />to build the entire landscape buffer fence and landscaping. And a.t 128,000, <br />we have to build both the fence and.the evergreens, We haqe Worked very hard <br />collectively and the Planning Commission and our neighbors. have worked very ha.rd. <br />on the zoning classification - the Office Building Only_Classifica.tion - and we <br />want to state that we accept that and we understand the requirements of that <br />classification. We want to, in.the design of the project, we wapt it to be under- <br />stood that first of all.the natural course of development will.push.th.e taller <br />buildings towards the front of the site. It is fairly in.tuitive that the property <br />along Brookpark Road is going to be more valuable and that is where the larger <br />buildings will appear. The project will probably consist of 1, 2, 3 and 4 story <br />buildings and we will try, in our planning, to k.eep.the taller build.ings away fzom <br />the residential areas to the extent.that we can. The lighting wh.ich. has been <br />suggested or brought up and talked about - we will use lighting fixtures for the <br />illumination next to your parking lots that direct the ligh.t down and away from <br />the residential areas. That, in combination with the 50 foot buffer and the <br />fencing, should keep any stray light from the residential areas. We will include, <br />as is part of the zoning classification, landscaping in.the parking axea.s. I <br />can't remember - off the top. of my head I think .the zoning cl.a.ssification. requires <br />10% of the parking areas to be. landscaped and again,.where we have opportunities <br />to save existing trees, we,will do that.. As part of our commitment, we commit <br />to them that fhere will be no traffic, either.construction. or offic.e, on.the <br />residential streets to the north of us. We don't foresee or for that ma.tter see <br />it as desirable to put, for ourselves o.r them, to put any tra.ffic. on those <br />residential streets. We also commit that the projec.t.is going to be a well-plaT?ned <br />development similar in p.rocess to the Corporate Center, I.t will be a planned. <br />development that-we feel will be an asset to the community and someth.ing that we <br />can all be proud of. It will be similar to the Corporate Cen.ter but i.t will tae <br />more sympathetic to its residential neighbors in terms of color, ma.terial an.d <br />textures. And finally, we are committed.to mainta.ining our lines of communications <br />with our neighbors and as we plan the development and plan. the in.diqidual offi.ce <br />buildings we will r eview the plans with the homeowners' a..ssociation to get their <br />input and to steer it in anyway that we can to meet th.e concerns and desires of <br />our neighbors.
