PLANNING COMMISSION DECEMBER 13, 1988 PAGE 7 <br />parcel does not conform to the frontage requirements in a retail district. <br />Mr. Dubelko advised that they can still request a rezoning, but the <br />Commission should take this into consideration. Mr. Carter clarified <br />that he owned abutting property fronting on Lorain.Road, but there_was no <br />access to the storm sewers and his retail property was only 300 feet deep. <br />He believed that a driveway to Columbia Road would alleviate in and out <br />traffice on Lorain.Road. Mr. Bierman stated that it was not necessary to <br />rezone property to install a storm sewer. Chairman Morgan read two letters, <br />one from Kenneth Miller, 4198 Columbia Road and one from Mr. and Mrs. <br />Charles Jandecka, both objecting to the request. Chairman Morgan stated <br />that it is his belief that the current zoning lines as they were created <br />and now exist along Lorain Road should be maintained and that the <br />balance between residential property and commercial property should remain <br />as zoned. T4r. Carter pointed out that the depth of the commercially zoned <br />properties alon:g- Lorain Road varies and he believed that there should <br />be a uniform depth. Neighbors, Mrs. Lancer and Mr. Hipp,. stated their <br />objections because of existing traffic congestion, stating that it some- <br />times takes them 15 minutes to get out of.their drives and that there <br />have been problems with drainage and sewers for years which get worse with <br />each new business that comes into the area. T. Morgan moved to approve <br />the proposal to rezone permanent parcel no. 231-35-6 located on the west <br />side of Columbia Road, north of Lorain Road from the existing "B" Residence, <br />Single zone to Retail Business, General zone which it abuts, with the nota- <br />tion that the parcel does not conform to the Zoning Code for required <br />frontage in a Retail Business District, seconded by R. Bierman. Roll call <br />on motion: Morgan, Bierman, Betts, and Thomas, no. Motion failed to pass. <br />2) McGlaughlin-DeVault Lot Split <br />The proposal is to re-align the property line between permanent parcel <br />nos. 232-31-63 and 232-31-64, located on..the north side of Tallwood Drive <br />east of Canterbury Road. Zoning is "A" Residence, Single, and both <br />proposed sublots conform to the Zoning Code for required frontage and area. <br />Mr. McGlaughlin explained that they were asking to move the lot line be•- <br />tween the two properties to increase his lot size and decrease Mr. DeVault's. <br />Proposal was explained to Mr. Komisarz, a neighbor, who-had no objection <br />to the proposal. M. Betts moved to approve the McGlaughlin-DeVault Lot <br />$plit, located on the north side of Tallwood Drive, east of Canterbury Road, <br />to re-align the property line between permanent parcel numbers'232-31-63 <br />and 232-31-64, seconded by R.
