They will be adding only 250 square foot o.f floor
area and 750 square foot of roof area, colors will match the revised
color sche7ne which was approved by this Board previously. A small
existing pediment will be removed and a new architectural_feature with
a sign area will be created further south. Mr. Zergott questioned if
they were considering a different material for the mirrors, several of
which are still broken. PZr. Carlisle stated that the broken mirrors
will be replaced and if the vandalism continues they are considering a
reflective lexan as a replacement. Mr. Pattison believes that this
treatment would appear to be a different type of building system, since
the original architectural features are sq_uares and angles, and this
treatment is curved, and is suggesting that they take a look at the
design. Mr. Carlisle stated that this treatment is similar to that of
the M. C. Sporting Goods area, and is purposely a little different, but
they will take another look at it. B. Zergott moved to accept the change
as submitted with regard to Mr. Pattison's remarks, seconded by M. Case,
and unanimously annroved.
Law Director Gareau requested an executive session with the Board at this
point.
1) Lauren Hill Plaza, 24106 Lorain Road
Proposal to construct shopping center. (Variance granted by the Board
of Zoning Appeals Januarv 6, 1988), Referred by Planning Commission
March 8, 1988.
PZr. Seaman, architect, presented matezials for the 50,000 sq_uare foot
shopning center: 9 foot cano, ryo uver front side walk will be metal stand-
ing seam roof (''Patina Green"by Berridge) ; Piers along canopy will be a
center scored block (Custom color 21B by E. P. Henry); sign band will
be Drvvit (color No. 55 "VanDyck"); and accent color (H-34 "Deep Red"
by Pittsburgh Paints). NIr. Seaman pointed out that site drops down
about 9 feet from Lorain Road and only about the top 5 or 6 feet will
be visible from the street. The existing trees will be maintained in
the rear buffer area and twenty seven 8 to 9 foot Austrian pines will
be added?with a 6 foot board on board fence on the southern boarder of
the buffer area, fence will be intersnersed with evergreens, or if the
Board so desires, .fence could be continuous with the evergreens planted
behind it (facing the residential nroperty). Mr. Dillon, an adjacent
neighbor, stated the neighbors would prefer the fence to be continuous.
Wall mounted light fixtures will be installed on the rear of the building,
14 feet above the ground thus spreading the light for apnroximatelv 2$
feet only to the base of the fence.Ground sign will be located 9 feet,
6 itiches from the nroperty line and will be under the 40 square foot
maximum. Mr. Zergott pointed out that the Erie vibernum nlanted at the
base of the sign would grow too liigh and suggested using something lower,
possibly taxus everlow, and stated that the other landscaping is more
than satisfactorv. In response to Mr. Pattison, Mr. Seaman advised that
the final survey is not complete, but they anticinate no more than a
2 foot grade separation between their property and the adjacent Ground
Round propert_y;'and, in response the the neighbors questions, he further
advised that the rear of the building will be masonry block treated with
