ARCHITECTUR.AL BOARD OF REVIEW MAY 18, 1988 PAGE 2 <br />of the building, explaining that they will be planting 2 trees in the <br />rear wooded area behind the parking lot as stipulated by the Planning <br />Commission; one existing large tree in the front corner will be saved as <br />recommended by the for.ester. Mr. Zergott suggested that the burning <br />bush shown in the sod area in front should be moved back in the planting <br />area, and also that the rhododendron be replaced with taxus and that <br />flowers be added for color. Mr. Mitchell exDlained that the 6 foot high <br />board and batten fence will tie into and match the existing residential <br />fence and that the dumpster will be totally enclosed. Mr, Pattison <br />suggested moving the fence back approximately 22 feet so that it is <br />behind the landbanked parking area, so that in the event those spaces <br />would ever be needed the fence would not have to be removed, the fence <br />would then have to be returned on the side property line to meet the <br />residential fence. Mr. Zergott stated that a gate must be installed for <br />access to the rear area for maintenance. Mr. Pattison further suggested <br />that the parking for the convenience store be angled to indicate the flow <br />of traffic and also is concerned that there could be a problem.with the <br />drive opposite this property since there could be a conflict in the <br />turning lane (it was pointed out that this is a day car center and not <br />heavily traveled). Mr. Pattison also suggested that, on the inside of <br />the building, landings be installed in front of doors where ramps are <br />located as a safety measure. The exterior of the building will be split <br />face block in a light gray or white, canopy will be a heavy gauge aluminium, <br />probably in a patina green (sign is to be installed on canopy); Spectra <br />Glaze accent tiles will probably be a peacock green; obsuring 8 by 8 <br />inch glass block is clear; and door and trim will be painted to match <br />the natina green. The mechanical units on the roof are about 42 inches <br />high, set on an 8 inch curb, and will be behind the 4 foot high parapet. <br />It was suggested that the units be painted to match the canopy. Mr. <br />Pattison suggested carrying the accent tiles around on the west elevation. <br />Regarding the buffering between this property and the adjacent Midas <br />Muffler propert_y, Mr. Pattison stated that there is no code requirement <br />for buffers between commercial properties and there would not be enough <br />room. He suggested that they bring their paving right to the Midas <br />curb instead of leaving a foot between the 2 curbs. He believes that it <br />might be better to make some type of arrangement for a common access <br />between the two properties. B. Case, arid unanimously auproved. <br />It was clarified•that the comments that were made were only suggestions. <br />Z) P. J. McIntyre's, 5281 Great Northern Ma11 <br />Proposal to install fence for outdoor eating area <br />Referred by Planning Commission May 10, 1988. <br />Mr. McIntyre, owner, and r1r. Bloom of Brookpark Fence Company presented <br />revised plans and a color rendering nf ttre-::restaurant' as it is now, They <br />will be installing an emerald green wrought iron fence around an outside <br />eating area (approximately 16 feet by 42 feet) which will contain umbrella <br />tables with green and white awnings. There are existing shrubs in front <br />of the building and they will be placing some small trees in 2 by 2 foot <br />planters inside the patio. Mr. Zergott advised that trees planted in <br />such a small container would have to be replaced yearly and suggested a <br />ficus which must be brought inside during the winter, but would probably <br />still have to be replaced each year.
