w ?_14 <br />ARCHITECTURAL BOARD OF REVIEW JULX 20, 1988 PAGE 2 <br />at approximately 4:00 p.m. this afternoon from Mr. Horvath, the owner, <br />stating that he had been unable to get a landscape plan completed for <br />this meeting. <br />2) Valvoline Instant Oil Change, 24866 Lorain Road <br />Proposal to construct building. <br />Referred from Planning Commission July 12, 1988. <br />Mr. Bradshaw presented revised site plan which shows the building re- <br />located to the west side of the property as recommended by the Planning <br />Commission and pictures of the adjacent properties, •Building Commissioner <br />Conway reminded him that the Commission had requested an expanded site <br />plan showing the adjacent,drives. He will present this to the Planning <br />Commission. Canopy will be a"Sohiol' red fabric laminated with plexiglass, <br />and since the Commission had advised that it could not be backlighted, <br />they will illuminate the letters if possible. The pole sign will be <br />approximately 39 square feet. The building will be split face block in <br />a gray with white specks and trimmed with a blue stripe; overhead doors <br />will be glass with mill finished aluminium bottom panels and frames; <br />mechanical units will be inside the building; dumpster will be enclosed <br />with a wall on three sides and a chain link gate; and because the location <br />of the building was changed, a retaining wall will be constructed on the <br />east property line, Mr, Zergott believed that the gray block looks too <br />much like concrete block and would prefer a white block. Mr. Bradshaw <br />presented a sa.mple of another block from Alcron Brick and Block Company <br />in which the white was a bit more predominate and explained that most of <br />their buildings are gray, but they could go to the white. The Board <br />prefers the white. Mr. Zergott suggested a board on board gate on the <br />dumpster enclosure instead of chain link and also that three shade trees <br />be planted on either side of the building (pin oaks were shown on original <br />plan) and further that they change the.emerald gaiety to juniper or taxus. <br />There are no lights on the building since the interior is we11.].igPited, <br />but the Board recommendecl that an additional pole light be installed in <br />the landscaped bed on the north east corner of the parking lot. B. Zergott <br />moved to approve the Valvoline proposal with the following recommendations: <br />that the light pole be installed on the north east corner of the parking <br />lot (in landscaped area); adding 6 shade trees on both the east and west <br />sides of the property (as indicated on signed plans); changing the <br />euonymus gaiety to a.variety of juniper or taxus; wooden board on board <br />gates are to be ins,taXled on dumpster enclosure; block on building should <br />be changed from gray to white, and to accept the pole sign and canopy <br />sign as presented, seconded by T.
