CITY OF NORTH OLMSTED <br />ARCHITECTURAL BOARD OF REVIEW <br />MINUTES - SEPTEMBER 21, 1988 <br />I. ROLL CALL: <br />Chairwoman Case called the meeting to order at 5:15 p.m. <br />Present: M.. Case and B. Zergott <br />Absent: T. Gallagher <br />Also Present: Building Commissioner Conway and Clerk of Commissions Oring <br />II. REVIEW AND CORRECTION OF MTNUTESa <br />B. Zergott moved to approve the minutes of July 20, 1988 as presented, <br />seconded by M. Case, and unanimously approved. <br />III. SIGNS: <br />1) Kronheims Furniture Store, 26088 Country Club Blvd. <br />Proposal to place sign on Plaza North Arcade canopy. <br />(Variance granted by the Board of Zoning Appeals on August 3, 1988). <br />Mr. Papandreas presented picture showing the exact location of the sign <br />which will be placed on the canopy over the arcade, under the Marshalls <br />sign. Raceway of sign will be painted to match the canopy, letters will <br />be white and red. He explained that customers were having difficulty <br />locating Plaza South, and this should help, but they are not planning to <br />put other signs in this location. They cannot put the sign on the sign <br />mansard because it is reserved for tenants in the arcade. It is possible <br />that the arcade canopy will be removed or redesigned in the future. <br />Mr. Zergott has problems with some of the other signs that are on the <br />canopy, but believes that this one is necessary. B. Zergott moved to <br />approve the design concept of the sign, and to refer this proposal to the <br />Planning Commission regarding placing the sign on the canopy, seconded by <br />M. Case, and unanimously approved. <br />2) OfficeMax, 26035 Lorain Road <br />Heard with building plans. <br />IV. OLD BUSINESS: <br />1) Nightfall Night Club, 30850 Lorain Road <br />Landscape plan and review of site plan (continued from Planning Commission <br />meeting of January 27, 1987 as ordered by the court). <br />Referred by Planning Commission July 12, 1988, <br />J. Horvath, owner, and Mr. Brandt, Landesco, presented revised landscape <br />plans. Mr. Horvath explained that dumpster will be on a concrete base <br />and enclosed with a cedar fence; curb will be installed in parking area <br />along Hickory Lane to keep cars from going over the sidewalk, and snow <br />drift crabs will be planted in landscaped bed adjacent to the sidewalk; <br />landscaping in front of the building will be upgraded and the blue spruce <br />on the corner will be moved. Mr. Horvath explained that there are two <br />pole lights on the property now, and they will possibly be adding one more <br />on the north east section of the parking lot. Mr. Conway advised that a <br />lighting plan must be submitted to the Planning Commission and all lights
