CITY OF NORTH OLMSTED ARCHITECTURAL BOARD OF REVIEW MINUTES - SEPTEMBER 21, 1988 I. ROLL CALL: Chairwoman Case called the meeting to order at 5:15 p.m. Present: M.. Case and B. Zergott Absent: T. Gallagher Also Present: Building Commissioner Conway and Clerk of Commissions Oring II. REVIEW AND CORRECTION OF MTNUTESa B. Zergott moved to approve the minutes of July 20, 1988 as presented, seconded by M. Case, and unanimously approved. III. SIGNS: 1) Kronheims Furniture Store, 26088 Country Club Blvd. Proposal to place sign on Plaza North Arcade canopy. (Variance granted by the Board of Zoning Appeals on August 3, 1988). Mr. Papandreas presented picture showing the exact location of the sign which will be placed on the canopy over the arcade, under the Marshalls sign. Raceway of sign will be painted to match the canopy, letters will be white and red. He explained that customers were having difficulty locating Plaza South, and this should help, but they are not planning to put other signs in this location. They cannot put the sign on the sign mansard because it is reserved for tenants in the arcade. It is possible that the arcade canopy will be removed or redesigned in the future. Mr. Zergott has problems with some of the other signs that are on the canopy, but believes that this one is necessary. B. Zergott moved to approve the design concept of the sign, and to refer this proposal to the Planning Commission regarding placing the sign on the canopy, seconded by M. Case, and unanimously approved. 2) OfficeMax, 26035 Lorain Road Heard with building plans. IV. OLD BUSINESS: 1) Nightfall Night Club, 30850 Lorain Road Landscape plan and review of site plan (continued from Planning Commission meeting of January 27, 1987 as ordered by the court). Referred by Planning Commission July 12, 1988, J. Horvath, owner, and Mr. Brandt, Landesco, presented revised landscape plans. Mr. Horvath explained that dumpster will be on a concrete base and enclosed with a cedar fence; curb will be installed in parking area along Hickory Lane to keep cars from going over the sidewalk, and snow drift crabs will be planted in landscaped bed adjacent to the sidewalk; landscaping in front of the building will be upgraded and the blue spruce on the corner will be moved. Mr. Horvath explained that there are two pole lights on the property now, and they will possibly be adding one more on the north east section of the parking lot.
