ARCHITECTURAL BOARD OF REVIEW SEPTEMBER 21, 1988 PAGE 2
would have to be shielded from residential property. B. Zergott moved
to accept the landscaping plan-as submitted with the notation that addi-
tional lighting may be needed in the proposed parking area which is to
be presented to the Planning Commission, seconded by M. Case, and unani-
mously approved.
V. NEW BUSINESS:
1) OfficeMax, 26035 Lorain Road
Proposal to convert supermarket to office supply outlet.
(Added to the Planning Commission Agenda on Ju1y 26, 1988).
Mr. Crislip presented revised plans explaining that structually it was
not possible to add the sign to the parapet wall as originally planned,
the sign (red letters) is now to be placed on the top of the canopy,
placing the sign on the wall over the canopy is not feasible, and he
presented a picture showing that the original Rini sign in that location
was partly obscured; a wall sign will be placed on the side of the building
(facing Brookpark Road). The existing red cedar shake shingles will be
replaced with panel 15 (shasta white), parapet wall and colums will be
painted white and sid.e wall is painted now and will be repainted. He
explained that they will be painting the rear wall because there is a
sign which they do not believe that they can remove. Mr. Zergott prefers
that they do not paint the brick on the rear wall and suggested that it
be sandblasted, or if this is not possible the existing sign could be
painted out to match the brick. Mr. Conway advised that the canopy would
require a variance since it would be considered a roof sign. Board dis-
cussed alternative locations for the sign, but Mr. Crislip stated that
this is a new business and they will need the identity, and will try to
get a variance. B. Zergott moved to approve the concept of the signage
with the provision that a variance is granted and with the recommendation
that the sign on the rear wa11 be sandblasted instead of painting the
brick wall, seconded by M. Case, and unanimously approved. Mr. Conway
advised that this proposal could still return to the next Planning Commis-
sion meeting prior to going to the Board of Zoning Appeals.
2) Chi- Chi's Mexican Restaurante, 26410 Great Northern Shopping Plaza
Proposal for minor revision to exterior of restaurant (proposal differs
from that previously heard by Planning Commission June 23, 1987).
Referred from Planning Commission September 13, 1988.
Mr. Bobets presented samples of the green and red stripes which will be
added to the building and explained that there were no color numbers
available, but the green would be considered a kelly green. He presented
pictures of existing restaurants with these same colors. Trellis over
entrance will be covered, but they will not use the canvas canopy that
was presented previously. B. Zergott moved to accept the colors as
presented with the red and Kelly green and the covered canopy, seconded
by M. Case, and unanimously approved.
3) Rad Air Service Center, 24260 Lorain Road
Addition of landscape buffer.
Referred from Planning Commission September 13, 1988.
Mr. Kresge, the owner, presented pictures of the existing brick planter
