BOARD OF ZONING APPEAL$ OCTOBER 5, 1988 PAGE 4 <br />10. Bill and Marinell Gross, 25491 Butternut Ridge ?oad <br />Request for variance (1123,12). Request 640 square foot variance for garage <br />area to add to existing detached garage. (Note:282 square foot of this <br />request is existing, 360 square foot variance is needed for addition). <br />Violation of Ord. 87-93, Section 1135.02(c)1. <br />Chairr.ian P.emmel called all interested narties before the Board. The oath was <br />administered to Mr. D'Amico, contractor, and Mr. and Mrs. Gross who exPlained <br />that the original structure was built for farm equipment and cannot be used <br />as a garage as it is now situated. The entrance will be located on the <br />addition, through a 16 foot wide door and they will be storing classic cars <br />and a tractor. Board has no problem with the request. C. Remmel moved to <br />grant a 640 square foot variance for garage area to add to existing detached <br />garage (282 square foot are already existing and 360 square foot to be added) <br />as outlined in our meeting, this variance is cond'itioned upon a limit of <br />7 foot height on garage doors and cannot be used for any type of trucking, <br />auto service garage, or.construction equipment, seconded by R. Bugala, and <br />unanimously approved. Variance granted. <br />11. Daniel A. Giersz, 5091 Andrus Ave. a,. <br />Request for variance (1123._12). Request 2 foot side yard variance to construct <br />detached garage. Violation of Ord. 87-93., Section 1135.02(c)1. <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Giersz. Mr. Remmel stated that this would be an improve- <br />ment. R. Bugala moved to grant the 2 foot side yard variance to construct a <br />detached garage at 5091 Andrus Avenue for Daniel A. Giersz, seconded by R. <br />Gomersall, and unanimously approved. Variance granted. <br />12. OfficeMax, 26035 Lorain Road <br />Request for variance (1123,12). Request variance to place sign on roof of <br />canopy. Request variance to use second pole sign on lot, and request 96.6 <br />square foot variance for total sign area permitted. Violations of Ord. 87-93, <br />Section .1.163.06(b), 1163.96(b)4, and 1163,06(d). <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to C. Wagner, Wagner Sign Company, and J. Herschman, architect, <br />presented a colored rendering of the renovated store front, canopy and signs, <br />explaining that they will be placing the sign on the leading edge of the <br />canopy, but below the roof line of the building. They pointed out that the <br />Rini's sign which was placed on the wall of the building, behind the canopy <br />was not totally visible and that the two adjacent stores have their signs <br />basically in the same place. Mr. Bugala objected to the variance for the <br />pole sign. Mr. Herschman doubted Zayre's would give them any space on their <br />sign and pointed out that their unit is the farthest back.on the property. <br />Law Director Gareau stated that this is a large property and since Zayre's <br />has been sold there is a possibility that their sign might be eliminated. <br />Mr. Conway pointed out that Off iceMax signage is approximately half of what <br />Rini's had and that the pole sign is conforming. R. Gomersall moved to grant <br />the variance to nlace a sign on the roof of the canopy, to grant the request <br />for a variance to use a second pole sign on the lot, and to grant the 96.6 <br />square foot variance for total sign area permitted for OfficeMix, 26035 Lorain <br />Road, seconded by J. Helon, and unanimously apnroved. Variances granted.
