CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES -. MARCH 2, 1988 <br />Chairman Remmel called the meeting to order at 7:50 p.m. <br />Present: R. Bugala, R. Gomersall, and C. Remmel <br />Abseut: B. Grace and J. Helon <br />Also Present: Law Director M. Gareau, Building Commissioner D. Conway, and <br />Clerk of Commissions B. Oring <br />Chairman Remmel advised all present that since only three members were vresent <br />and it takes three affirmative votes to approve a request, any applicant who <br />prefers to withdraw from tonights agenda should do so at this time: He nointed <br />out that the fact that there is not a full board would not be a reason for <br />re-hearing a request that had been denied. The representatives from the <br />House of Lamps and Shade Shop (item ll) withdrew their request until ttie <br />next month. R. Bugala moved to approve the minutes of February 3,. 1988 as submitted, <br />seconded by R. Gomersall, and unanimously approved: <br />Chairman Remmel requested that Mr, idendell, the City forester, come before <br />the Board and be sworn in. <br />1. Russell Goellnitz, 5668 Allandale Lane <br />Request for variance (1123.12). Request 41 foot rear yard variarice for patio <br />enclosure. Violation of Ord. 87-932 Section 1135.08. Also request special <br />permit to add to non-conforming dwelling (rear yard). Special permission <br />required Ord. 87-93, Section 1165.02. <br />Chairman Remmel called all interested parties before the Boardo The oath was <br />administered to Mr. Schore, Patio Enclosures, and Mr. Lombardo, the neighbor <br />to the rear. The proposal was explained to Mr. Lombardo who'stated he had no <br />problem with the enclosure if it did not extend out further than the existing <br />slab. Mr. Gomersall pointed out that the enclosure would only be 9 feet from <br />his property line. Mr. Schore was not sure if it extended beyond the slab or <br />not but stated that the enclosure was all glass. Board agreed that the. <br />enclosure is too big and too close to the property line. Mr. Lombardo sug= <br />gested that the request be continued until it was determined how far out the <br />the enclosure would be, stating that the area was well screened by Iiis arborvitae <br />and that the lot was extremely wide.. R. Bugala moved to grant the 41 foot rear <br />yard variance for Russell Gollnitz:-: at 5668 Allendale Lane, seconded by R. <br />Gomersall. Boll call on motion: Bugala; Gomersall, and Remmel, no. Motion <br />failed to pass. Variance denied. <br />2. Space Age Industrial Design, 31251 Bradley Road , <br />P.equest for variance (1123.12). Request 24 foot set back variance for location <br />of ground sign. Violation of Ord. 87-93, Section 1163.07(d). <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Hardy, the owner. Building Commissioner Conway explained <br />that the sign should be placed 25 feet back from the right-of-way but in the_ <br />case of Bradle_y Road, the street is very narrow compared to the width.of the
