In refer- <br />ence to the front set back, Mr. Gareau advised that he is in the process of <br />drawing up an ordinance that would allow a 35 foot front set b ack on single <br />user lots, if that set b ack were in green area, During the discussion of the <br />sign, it was pointed out that the pole sign would conform, but.in order to <br />install a wall sign, as well as the sign on the awning, they would need a <br />variance. C. Remmel moved to grant the 21.5 foot variance for total sign <br />area, seconded by R. Gomersall, and unanimously approved. R. Bugala moved <br />to grant the 9 parking space variance for the Olive Garden Restaurant with <br />the condition that the spaces in that are,-_in-fact, eliminated will be <br />for the purpose of providing proper growth for the existing trees as per <br />the plan that was marked and presented at the Board of Zoning Apneals meeting <br />on March 3, 1988, seconded by R. Gomersall, and unanimously approved. C. <br />Remmel moved to grant the variance for one access drive, seconded by R. <br />Bugala, and unanimously approved, R. Gomersall moved to grant a 15 foot <br />front set back variance for the Olive Garden Restaurant with the stipulation <br />that there would be no parking permitted in the front set back, seconded by <br />C. Remmel, and unanimously approved. Variances granted. <br />8e Kellers Jewelry, 24773 Lorain Road <br />Request for variance (1123.12). Request 109.72 sq. ft. variance for total <br />sign area (signs already installed); pole sign insert, ground sign insert, <br />and neon sign in walkwa_y. Violation of Ord. 87-93; Section 1163.06. (Note: <br />permit was obtained for building sign). <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to D. Brooks, Advance Sign Company, and G. Fram, Kellers Jewelry, <br />who explained that they are using about two thirds of the former Mace <br />Electronic's pole sign temporarily, they may get permission from the owner <br />later to use one third of the sign permanentlyy they will be using two inserts <br />in the shopping center sign; and have a small sign over the walkway of the <br />center. He explained that he needs the additional signage temporarily <br />because his b usiness is new and his unit front is not visib le from Lorain Road. <br />He believes that after he is better known, he will not need the additional <br />signage. The signs were installed by Milmore signs, who are not licensed in <br />the city, and Advance Signs, who is licensed, took over when it was discovered <br />that they needed a variance. Mr. Conway explained th at the unit frontage <br />would allow only 21 square feet and he needed 63.4 square feet as a temnorary <br />variance and 46.32 as a permanent variance. Mr. Gareau observed that if they <br />did not get a temporary variance, the pole sign would remain empty. Board <br />agreed that 6 months would be a reasonable time to grant a temnorary variance. <br />C. Remmel moved to grant a variance for the facias of the pole sign of 63.4 <br />square feet on a temporary basis for a 6 month period starting from March lst <br />to apply with the approval of the landlord, and if during the 6 month period <br />if the unit th at is currently vacant is leased, th at the variance is revoked, <br />seconded by R. Gomersall, and uuanimously. approved. <br />9. R. A.. G. Custom Homes, Inc, Sublot 2, Columbia Road Request special permit to place temporary sales office trailer on vacant <br />property.
