The oath was <br />administered to Mr. Greco who explained that he needed the trailer during the <br />construction of his model home: for a sales and construction office for a <br />period of 150 days. The trailer will be set back 50 feet and there will be a <br />crushed stone parking area. The trailer will be moved when the model home is <br />completed. C. Remmel moved to grant a variance to permit a trailer on sublot <br />2, Columbia Road for R.A.G. Custom Homes for a period of no more than 150 days <br />from March lst with the understanding that it will be removed with the com- <br />pletion of the model home at a sooner date and with the understanding that the <br />temporary parking lot will be maintained in a level manner amd with the further <br />stipulation that the gravel will be removed after the trailer is removed, <br />seconded by R. Bugala, and unanimously approved. <br />10. North Olmsted Lumber Company, 27475 Lorain Road <br />Request for variance (1123.12). Request variance for 28 p arking spaces less <br />than required. Violation of Ord. 87-93, Section 1165.05. Also request vari- <br />ance for unpaved loading zones. Violation of Ord. 87-93, Section 1161.12. <br />Chairman Remmel called all interested par.ties before the Board. The oath was <br />administered to Mr. Schill, representing Mongello and Associates, who explained <br />they will be constructing an addition between the two existing storage buildings <br />at the rear of the property. This addition will not increase their business or <br />the number of employees, and they do not believe that they need additional p ark- <br />ing spaces. They have no plans to install any additional paving. Mr. Remmel <br />stated that when he was on the site there was so much standing water a customer <br />could not drive back to the existing buildings. Mr.. Bugala.pointed out there <br />was lumber stored in the parking snaces now.. Mr,. Schill believed that most <br />customers pick up materials at the side entrance of the main b uilding. Mr. <br />Gareau and.Mr. Gomersall both stated that they had driven to the rear to pick. <br />up some materials. It was suggested that a driveway could be installed to this <br />area. Board agrees that it would be a hardship to pave the entire rear yard <br />and business is legally non-conforming. Mr. Conway explained that they would <br />be 22 parking spaces short without the proposed addition. The Board agreed <br />that as a practical matter there was normally enough parking. C. Remmel moved <br />to grant the requested variance for the 28 parking spaces conditioned upon.the <br />return of the parking area to viable parking spaces which is now occupied by <br />material storage and the construction of a suitable paved driveway, at least <br />20 feet wide9 back past the existing storage building to the new area as pxe- <br />scribed by the Planning Commission, seconded by R. Gomersall, and unanimously <br />approved. Variance granted. The Board agreed that the loading zones could be <br />paved when the drivewa_y was installed. R. Bugala moved to grant the variance <br />for the unpaved loading zones for North Olmsted Lumber Company, seconded by <br />C. Remmel. Roll call on motion: Bugala, Remmel, and Gomersall, no. Motion <br />failed to passe Variance denied. <br />11. House of Lamps and Shade Shop, 26800 Lorain Road. <br />Proposal withdrawn by applicant until the next meetingo <br />The meeting was adjourned at 9:55 p.m. <br />C.
