BOARD OF ZONING APPEALS <br />JANUARY 6, 1988 <br />PAGE 8 <br />argued that he must have the additional space for storage and pointed out that - <br />this structure is better and more appealing.than the original building, Mr. <br />Remmel ameiided his motion to read with the condition that the structure that <br />has to be removed must be removed within 60 days, seconded by B. Grace. <br />Roll call on motion: Remmel, Bugala, and Helon, no. Mr. Grace, yes. Motion <br />failed to pass. Variance denied. <br />10. Lauren Hill Plaza, 24601 Lorain Road. <br />Request for variance (1123:12). Request variance for 87 parking spaces less <br />than,required. Vio.lation of Ord. 87-93, Section 1161.04-s. Also request <br />variance for access drives which are to be located in excess of the maximum <br />120 feet apart. Violation of Ord. 87-93, Section 1161.09-a. <br />! <br />Chairman Remmel called all interested parties before the Board. Mr: Pulito, <br />representing.the homeowners in the area, asked to have a continuance since <br />only a few adjacent neighbors were notified and they wanted time to notify <br />everyone in the development. Mr. Grace.stated this would be the same as the <br />request for the continuence by the condominiums owners regarding the Columbia <br />Village proposal. Mr. Gareau stated that notice was given and the Board <br />cannot give continuance unless the developer agrees. Mr. Zayac, representing <br />the developer, would like the proposal to be heard. The'neighbors were advised <br />that the proposal will still have to be head by the Planning Commission. Mr. <br />Zayac nresented a rendering of the 50,000 square.foot building and explained <br />it would be a.neighborhood sfiopping center with 15 to 20 small retail shops <br />with each unit averaging.in size between 1,600 and 3,200 square foot per store, <br />with the possibility of one larger'unit; land is irregularly shaped, 4.7.acres <br />is zoned General Retail, rear portion is zoned residential and which will <br />onl_y be. an access for emergency vehicles.. As much of the rear wooded area <br />will be retained as possible. Since this will be a neighborhood center, they <br />do.not believe that they will.need all the req_uired parking sinee most cars <br />will be there only a short time. Mr. Zayac stated they.are reqnesting a <br />variarice tHat there wili be 125 feet between the drives instead-of the maxium <br />120 feet apart. Mr. Grace poirited-out they:cannot guarantee that all units <br />would be small shops,.they could hav.e a restaurant there. Mr. Dillon, the <br />resident to the rear, pointed out that the_y'are planning to have 100 employees <br />who will use 100 of the ?176 parking spaces; and also:that the-residents have <br />problems turning left out of Walter Road and this will make their traffic <br />problems worse. It was pointed.out by the real estate broker that there would <br />be a total:of..100 employees on various , shifts,..there would be no more than 42 employees at one time; and that, if thefr.parking was not adequate, they <br />ivould have.a problem leasing space. C. Remmel moved to grant the 87 parking <br />space variance requested by Lauren Hill Plaza, seconded by B. Grace. Roll <br />call on motion: Remmel, Grace, Bugala, and.Helon,'no. Motion failed to passo <br />Variance denied. R. Bugala moved to grant the variance for access drives which <br />are to be located in excess of the maximum 120 feet apart for.Lauren Hill <br />Plaza, 24601 Lorain Road,.seconded by B.
