Mr. Morgan pointed out that there were several separate parcels of land involved in this proposal as well as the business next door. Mr. Cesen stated that this would be corrected. Since there will be no shared access between the two businesses, 'it was suggested.& curb could be installed where the two paved areas meet.. Mr. Stoyanov agreed to a curb and a landscaped area as well and advised that the dumpster would be screened with a permanent masonry wall. Mr. Stephin, a neighbor to the rear, is concerned about flooding since his lot is lower, and also about the"maintenance of some of the natural area outside of his fence which he has been cutting. Mr. Cesen stated that the drainage will be taken care of before the water reaches his property. Mr. Stoyanov explained that all the water would be retained. Mr. Pinkston, another neighbor to the rear, is concerned that another owner might remove the wooded area. He was advised that if there were ever any changes made to the site, he would be notified, and that per- mission was needed to remove trees on commercial property. Mr. Thomas requested that they present a plan showing all adjacent curb cuts as well as those across the street. B. Gorris moved to refer the Metro Lexus Dealership, on the north side of Lorain Road (28436 Lorain) to the Architectural Board of Review for their input; to the Safety Department for their review; to the Engineering Department for the question of drainage; to the forester for his review of the site as it relates to the trees; additionally by the next meeting, I would like the Engineering Department to research the question as to the parcels of land and how they must be combined on both dealerships; also, I would suggest to Mr. Stoyanov that they reconsider the landscaping and the display in the front, and when they come back show the proposed landscaping that will separate the Nissan from tlie Lexus Dealership and when he returns, that he has the curb cuts on the adjacent properti;es and the propertie,s across the street, and we would also like the Architectural Board of Review to,take note of'the pole sign and make recommendations as to whether a ground sign might be preferable, seconded by T. Morgan, and unanimously approved: The Commission decided that any recommendations regarding the variances that are to be requested will be made at the next meeting since these requests cannot be heard by the Board until Augus.t 2nd. Mr. Greenfield; the owner, explained that since this car was being introduced in.the middle of August, he would like to go to the Zoning Board earlier. Since this is not possible, Mr. Conway suggested that he present a _ conforming.site plan at the next meeting and seek a variance at a later date. ` IV. NEW DEVELOPMENTS AND SUBDIVISIONS: No items V. COMMUNICATIONS: Chairman Thomas read letters from Mrs. Traczyk advising the Mayor and Mr. Thomas that she must resign from.'the Commission effective August 1, 1989. Mr. Thomas expressed his regret that she is resigning. VI. COMMITTEE REPORTS: Mr. Thomas has talked with the mayor and the'administration will be releasing some,funds_in or.der to have a part time person work with the Engineering
