Mr. Morgan pointed out <br />that there were several separate parcels of land involved in this proposal <br />as well as the business next door. Mr. Cesen stated that this would be <br />corrected. Since there will be no shared access between the two businesses, <br />'it was suggested.& curb could be installed where the two paved areas meet.. <br />Mr. Stoyanov agreed to a curb and a landscaped area as well and advised <br />that the dumpster would be screened with a permanent masonry wall. <br />Mr. Stephin, a neighbor to the rear, is concerned about flooding since <br />his lot is lower, and also about the"maintenance of some of the natural <br />area outside of his fence which he has been cutting. Mr. Cesen stated <br />that the drainage will be taken care of before the water reaches his <br />property. Mr. Stoyanov explained that all the water would be retained. <br />Mr. Pinkston, another neighbor to the rear, is concerned that another <br />owner might remove the wooded area. He was advised that if there were <br />ever any changes made to the site, he would be notified, and that per- <br />mission was needed to remove trees on commercial property. Mr. Thomas <br />requested that they present a plan showing all adjacent curb cuts as <br />well as those across the street. B. Gorris moved to refer the Metro <br />Lexus Dealership, on the north side of Lorain Road (28436 Lorain) to the <br />Architectural Board of Review for their input; to the Safety Department <br />for their review; to the Engineering Department for the question of <br />drainage; to the forester for his review of the site as it relates to <br />the trees; additionally by the next meeting, I would like the Engineering <br />Department to research the question as to the parcels of land and how <br />they must be combined on both dealerships; also, I would suggest to <br />Mr. Stoyanov that they reconsider the landscaping and the display in the <br />front, and when they come back show the proposed landscaping that will <br />separate the Nissan from tlie Lexus Dealership and when he returns, that <br />he has the curb cuts on the adjacent properti;es and the propertie,s <br />across the street, and we would also like the Architectural Board of <br />Review to,take note of'the pole sign and make recommendations as to whether <br />a ground sign might be preferable, seconded by T. Morgan, and unanimously <br />approved: The Commission decided that any recommendations regarding the <br />variances that are to be requested will be made at the next meeting since <br />these requests cannot be heard by the Board until Augus.t 2nd. Mr. <br />Greenfield; the owner, explained that since this car was being introduced <br />in.the middle of August, he would like to go to the Zoning Board earlier. <br />Since this is not possible, Mr. Conway suggested that he present a _ <br />conforming.site plan at the next meeting and seek a variance at a later <br />date. ` <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />No items <br />V. COMMUNICATIONS: <br />Chairman Thomas read letters from Mrs. Traczyk advising the Mayor and Mr. <br />Thomas that she must resign from.'the Commission effective August 1, 1989. <br />Mr. Thomas expressed his regret that she is resigning. <br />VI. COMMITTEE REPORTS: <br />Mr. Thomas has talked with the mayor and the'administration will be releasing <br />some,funds_in or.der to have a part time person work with the Engineering
