Mr. <br />Bierman questioned if all the parking spaces shown on the plan actually <br />existed. Mr. Conway responded that no occupancy would be permitted if <br />what is shown does not exist. B. Gorris moved to refer the Great Northern <br />Dodge proposal^to construct an addition to the body shop at 26100 Lorain <br />Road to the Architectural Board of Review for their comments, seconded <br />by E. Traczyk, and unanimously approved. <br />7) Metro Lexus Dealership, on the north side of Lorain Road (one present <br />address is 28436). <br />Proposal to construct automobile dealership. <br />P. Stoyanov, representing Pruit, Inc. the developers,introduced the <br />architect, M. Cornachione, and explained that this business will be adja- <br />cent to the present Nissan dealership; that the property and buildings <br />will be owned by the same people, but the businesses are separate. He <br />presented a colored rendering of the-building which was designed to <br />reflect the image of permanence and luxury of the new luxury car. A plaza <br />and covered portico will be in the front of the building and there will <br />lie a wooded buffer (varying from 50 feet to 170 feet wide) in the rear <br />adjacent to the residential properties. Mr. Cbnway advised that they <br />would need a variance to display cars in the front 50 foot set back as <br />shown on the plan. Several members mentioned that other dealerships <br />displayed cars in front, and pointed out that the pictures presented <br />showed cars displayed in the front of the Nissan property. Law Director <br />Gareau advised that Nissan took over an old agency which had nothing but <br />paving in the front and a variance was granted, because if they did not <br />display cars there would be.--50 feet of nothing in front of the building. <br />There are many older agencies and also some variance have been granted <br />wherein more green space was added in the front with a few areas desig- <br />nated to display cars. Mr. Stoyariov stated that they will seek a <br />variance. In response to Mro Thoma.s'.questions, Mr. Cesen stated that <br />the sewers on the west side of town have greater capacity than those <br />discussed with the Carter Plaza North proposal. Mr. Stoyanov advised <br />that they will be installing a retention system similar to what has <br />recently been installed at the Nissari dealership; that there will be <br />metal hallite lamps, directed toward the building and away from resi- <br />dential property, installed on poles varying from 14 feet to 26 feet. <br />Mr. Conway advised that there was nothing in the ordinances to regulate <br />the height of pole lights, however, experience has shown that the higher <br />the pole the better the light could be controlled on the property; and <br />that the Commission could always request that they contact a lighting <br />expert. Mr. Gareau advised that there is an ordinance that prohibits <br />them from causing glare on adjacent properties, pointing out that all <br />lights on the property next door are directed down. In reference to the <br />parking, 160 parking spaces are shown, approximately 30 for new cars, <br />and 32 for the used car inventory. A1r. Conway pointed out that with <br />most dealerships cars are stacked several in a row and this is designed <br />more like a parking lot. Mr..Gareau suggested that if they want a <br />variance, it would be a good idea to remove some of the parking spaces <br />in the front and add some green area (about 35 feet); and display the <br />cars on pods in that green area. Mr. Thomas stated that the Commission <br />would like more green area on Lorain Road, pointing out if they are <br />selling expensive cars they should be displayed properly, and also that <br />the pine trees shown in the colored rendering would appear to be about
