\ <br />Y ? <br />PLANNING COMMISSION JULY.11, 1989. PAGE 5 <br />buildings, unfortunately this concept was just.in the developmental stage <br />when they were receiving their approvals. They presented a colored ren- <br />dering of the new concept and explained that the size, height, and masses <br />are all the same; tlie group of colored battens have been replaced with <br />colored bands; mater'ials are the same, white and gray split face block, <br />but are grouped in smaller areas; and finally the signage is identical. <br />There is no change in the interior of the store or on the site. Mr. Gorris <br />stated that the new building is not as gaudy as the original. Mr. Bierman <br />preferred the original.concept. The Commission decided to send this onto <br />the Architectural Board of Review as a courtesy, but stipulated that the <br />proposal would not have to return to the Planning Commmission. It was <br />explained to the developers that approvals would still have to be given <br />by the BZD Committee and Council, but.Council will be on vacation the <br />last two weeks of July and the first 2 weeks of August: They only have <br />a permit to build the foundation at,.this time, but Mr. Conway advised <br />that he could give them a permit based'on the original proposal in order <br />for them to install the steel. Mr. Ricci and Mr. Nicholson are concerned <br />that construction would be delayed and they could not meet their time <br />schedule. After some discussion, it was decided that the Developers <br />would attempt to contact the Chairman of the BZD Committee and try to <br />expedite approvals. R. Bowen moved to approve the exterior renovation <br />of the Toys "R`." Us store at 27048 Lorain Road and refer to the Archi- <br />tectural Board of Review for their review, seconded by J. Thomas. Roll <br />call on motion: Bowen, Thomas, Betts, Gorris, Morgan, and Traczyk, yes. <br />Mr. Bierman, no. Motion carried: <br />5) Aquasonic Car Wash, 28800 Lorain Road <br />Revision to site plan (proposal to landbank 8 parking spaces in rear of <br />property). (Previous plans approved June 14, 1988). <br />Mr. Attwood, owner,'advised that they had been in operation for three <br />months and the maximum parking spaces that had been used at one time was <br />six. They would like to eliminate the rear 8 spaces, thus reducing <br />their parking spaces from 31 to 23. He stated that the. code requirements <br />are not applicable to their type of business. He pointed out that having <br />more green area is desirable and the residents would appreciate not <br />having pavi:ng behind their homes. The Commission studied the original <br />plans. Mr. Gorris questioned how they received an occupancy permit <br />without all the parking being installed. Mr. Conway explained that they <br />had received a temporary occupancy permit because of the weather conditions <br />in the spring. R. Bierman moved to approve the revision of the site <br />plan at 28800 Lorain Road, Aquasonic Car Wash, proposal to landbank 8 <br />parking spaces in the rear, seconded by R. Bowen, and unanimously approved. <br />6) Great Northern Dodge, 26100 Lorain Road <br />Proposal to construct addition to body shop. <br />J. Rushak, C. T. Taylor Company, presented plans for the 38 by 100 foot <br />steel addition to match the existing. City Engineer.Cesen advised that <br />the retention has not'.been reviewed as yet. This area is paved at present, <br />and no additional paving will be required. There will be some addition <br />to the preserit lighting system. Signs are planned on two eleyations, and <br />the letters will.probably.be illuminated. Mr. Conway advised that 43
