They presented a colored ren- dering of the new concept and explained that the size, height, and masses are all the same; tlie group of colored battens have been replaced with colored bands; mater'ials are the same, white and gray split face block, but are grouped in smaller areas; and finally the signage is identical. There is no change in the interior of the store or on the site. Mr. Gorris stated that the new building is not as gaudy as the original. Mr. Bierman preferred the original.concept. The Commission decided to send this onto the Architectural Board of Review as a courtesy, but stipulated that the proposal would not have to return to the Planning Commmission. It was explained to the developers that approvals would still have to be given by the BZD Committee and Council, but.Council will be on vacation the last two weeks of July and the first 2 weeks of August: They only have a permit to build the foundation at,.this time, but Mr. Conway advised that he could give them a permit based'on the original proposal in order for them to install the steel. Mr. Ricci and Mr. Nicholson are concerned that construction would be delayed and they could not meet their time schedule. After some discussion, it was decided that the Developers would attempt to contact the Chairman of the BZD Committee and try to expedite approvals. R. Bowen moved to approve the exterior renovation of the Toys "R`." Us store at 27048 Lorain Road and refer to the Archi- tectural Board of Review for their review, seconded by J. Thomas. Roll call on motion: Bowen, Thomas, Betts, Gorris, Morgan, and Traczyk, yes. Mr. Bierman, no. Motion carried: 5) Aquasonic Car Wash, 28800 Lorain Road Revision to site plan (proposal to landbank 8 parking spaces in rear of property). (Previous plans approved June 14, 1988). Mr. Attwood, owner,'advised that they had been in operation for three months and the maximum parking spaces that had been used at one time was six. They would like to eliminate the rear 8 spaces, thus reducing their parking spaces from 31 to 23. He stated that the. code requirements are not applicable to their type of business. He pointed out that having more green area is desirable and the residents would appreciate not having pavi:ng behind their homes. The Commission studied the original plans. Mr. Gorris questioned how they received an occupancy permit without all the parking being installed. Mr. Conway explained that they had received a temporary occupancy permit because of the weather conditions in the spring. R. Bierman moved to approve the revision of the site plan at 28800 Lorain Road, Aquasonic Car Wash, proposal to landbank 8 parking spaces in the rear, seconded by R. Bowen, and unanimously approved. 6) Great Northern Dodge, 26100 Lorain Road Proposal to construct addition to body shop. J. Rushak, C. T. Taylor Company, presented plans for the 38 by 100 foot steel addition to match the existing. City Engineer.Cesen advised that the retention has not'.been reviewed as yet. This area is paved at present, and no additional paving will be required. There will be some addition to the preserit lighting system.
