Mr. Janik, the former owner of the propoerty, stated he had <br />never had a problem with water in the 30 years he was there, and pointed <br />out that rhe adjacent restaurant had a retention system which should <br />work for this property. He cannot understand why there is a problem <br />with the sewer system for this property when there are shopping centers <br />going in all over North Olmsted. J. Thomas moved to approve the pro- <br />posal to construct a retail plaza at 24910-24940 Lorain Road incorpora- <br />ting all the suggestions of the City forester, the Safety Department and <br />subject to the approval of the Engineering Department for appropriate <br />drainage, and also to include the 17 landbanked parking spaces as shown <br />on the revised plans SD-1, seconded by B. Gorris. Roll call on motion: <br />Thomas, Gorris, Betts, Bierman, Bowen, and Traczyk, yes. Mr. Morgan, no. <br />riotion carried. <br />3) Ames Department store (formerly Zayre's), 25999 Lorain Road <br />Proposal for exterior alteration to store front. <br />Mr. Taimuty., architect, advised that the existing Zayre's store is to be <br />converted to an Ames Department Store. They will be removing the existing <br />sign; adding a 50 foot brown metal canopy with a 12 foo"t sign background; <br />and installing white letters, a 6 foot "A" and the other letters will be <br />4 feet. The canopy will not be internally illuminated, the entrance will <br />be illuminated with floresent lights. Mr. Taimuty presented a photograph <br />of an existing location which shawed a pole sign. Law Director Gareau <br />advised that the existing Zayre pole sign on Lorain Road would have to <br />be removed and he pointed out that that pole also contained the T. J. Maxx <br />sign and that business is going to remain. He further st.ated that a v.ari.- <br />ance would be required to erect any pole sign on the property since there <br />are other pole signs,at that location. Mr. Taimuty has no knowledge of <br />their plans for a pole sign. If a pale sign is requested Mr. Morgan <br />would like the proposal sent to the Planning Commission before going to <br />the Board of Zoning Appeals because he would like the Commission to look <br />at all of the signs on the progerty as a whole and then make a recom- <br />mendation to that Board. T. Morgan moved to refer the Ames request to <br />change the canopy and signage as shown on the drawings submitted tonight <br />to the Architectural Board of Review for their input and advice; and <br />request that when Ames applies for their pole sign, the Building Depart- <br />ment refer the request to the Planning Commission so that we can look at <br />the signage as a unified whole, seconded by R. Bierman. Roll call on <br />motion: Morgan, Bierman, Setts, Bowen, Gorris, and Traczyk, yes. Mr. <br />Thomas, no. Motion carried. Mr. Thomas stated that since there were <br />three separate tentants on the property, he did not believe that the sign <br />issue should be part of this motion. <br />4) Toys "R" Us, 27048 Lorain Road <br />Minor exterior revision to previously approved building. <br />(Originally approved by Planning Commission April 11, 1989). <br />Mr. Nicholson, Toys "R" Us, and Mr. Ricci, architect, presented a revised <br />elevation and explained that when the proposal was originally presented <br />to the Commission it had been suggested that they build a more elaborate <br />building. As a result they did present plans similar to an existing <br />structure which had been built in California.
