ROLL CALL: <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - JANUARY 10, 1989 <br />Chairman Morgan called the meeting to order at 8:10 p.m. <br />Present: R. Bierman, R. Bowen, B. Gorris, J. Thomas, E. Traczyk, and <br />T. Morgan <br />Absent: M. Betts <br />A1so Present: Assistant Law Director J. Dubelko, Building Commissioner <br />D. Conway, Consulting City Engineer S. Cesen, and Clerk of <br />Commissions B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />R. Bowen moved to approve the Planning Commission minutes of December 27, 1988, <br />seconded by E. Traczyk, and unanimously approved, <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Sohio Service Station, 29131 Lorain Road <br />Proposal to construct storage building. <br />Continued from meeting of December 13, 1988. <br />Mr. Sichau, architect, presented revised plan which now shows a masonry <br />dumpster enclosure and cyclone fence gate with screening slats. The <br />storage enclosure is to be added to the rear of the building as previ- <br />ously discussed. The Commission agreed that it would not be necessary <br />to refer this proposal to the Architectural Board of Review. R. Bierman <br />moved to approve the revised plans submitted this evening, proposal to <br />construct a storage building at 29131 Lorain Road, seconded by J. Thomas <br />and unanimously approved. <br />2) Bentley Coe Plaza, south side of Lorain Road between Coe Avenue and <br />Bentley Drive. <br />Proposal to construct shopping center. Continued from meeting of December 27, 1988. <br />Mr. Mahler, architect, presented three overlay plans showing various <br />driveway locations as requested and explained that the size of the <br />building differed slightly in different plans; in the plan with no drives <br />on the side streets the building is decreased.400 square feet, and in <br />the plans which show a drive on the side-of the building, the building is <br />increased approximately 200 square feet. Mr. Frank, one of the developers, <br />explained that plan A-la shows no drive on either side street and has a <br />ring road around the building; plan A-lb shows one drive on Bentley with <br />an internal drive on the west side of the building; and plan A-lc shows <br />one drive on Coe. with a drive on the east side of the building. They have <br />also included a 6 foot high solid fence adjacent to the parking area on <br />Coe in all three plans. P4r. Wendell, the forester, advised that if a <br />drive was put on the west of the building a line of trees in that area <br />would not survive, Mr. Frank stated that he has been advised by their <br />insurance carrier that the fire rating on the building could increase <br />if there is not direct access to the rear of the building from either one <br />of the side streets because of the possibility that Lorain Road traffic
