<br />PLANNING CONIMISSION JUNE 27, 1989 - PAGE 2 <br />west side of b7illiamstown Drive as presented on the drawing tonight, <br />seconded by R. Bowen, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: (Heard at this point). <br />Chairman Thomas advised that he would be calling the various items out of <br />order. <br />4) Dr. Andrew Forde, 30915 Lorain Road <br />Proposal to construct a professional office building. <br />Heard by the Architectural Board of Review June 21, 1989. <br />Chairman Thomas read the Safety Department reports: the Fire Department <br />had no objection, but advised that the future development of this parcel <br />might require the installation of fire hydrants; the Police Department <br />stated that there would be no problem with traffic onto Lorain Road, but <br />pointed out that nothing larger than a pick up truck would be able to <br />turn around in either parking lot for delivery. Mr. Porter pointed out <br />that they had more parking than required and did not beleive either lot <br />would be completely full. He submitted the future tenetative development <br />plan as requested previously. It was pointed out that there was a notation <br />on these plans that a"very questionable interpretation of the rear yard <br />line by city Building Department", Mr. Porter clarified that this is to <br />note that they have recognized this interpretation, but that they are not <br />agreeing with it at this time; he pointed out that under this interpretation <br />the front yard and the rear yard would be 5 foot apart, and believes that <br />part of this should be considered a side yard, but this can be addressed <br />with the future development. The forester's report suggested planting pine <br />trees to the south and east of the building to screen it from the residential <br />areas and also agreed that a 50 foot buffer should be r,iaintained cn any side <br />that is bordered by a residential area. Mr. Thomas agreed. Since the <br />future plans are not definite, Mr. Porter would like buffers, screening, <br />mounding or landscaping determined when the future phases are discussed. <br />Building Commissioner Conway clarified for Mr. Bierman that a driveway in <br />the 50 foot rear buffer area was allowed. The Architectural Board of Review <br />had requested that some additiona]_ evergreens be planted to provide some <br />greenery in the winter. Mr. Porter stated that they had no problem with <br />that and that they had left the Architectural Board with the idea that <br />when the building is almost constructed, they would comply with any reason- <br />able suggestion that the Board would make. B. Gorris moved to approve the <br />Dr. Andrew Forde proposal to construct a professional office building at <br />30915 Lorain Road, incorporating the recommendations of the Architectural <br />Board of Review and the forester, seconded by J. Thomas, and unanimously <br />approved. Mr. Thomas request that the future plans be permanently attached <br />to the present plans. <br />1) Home Centers, Inc., located to the rear of Bob Evans Restaurant, <br />25853 Lorain Road <br />Proposal to construct a building. <br />Heard by the Architectural Board of Review June 21, 1989. ' <br />Chairman Thomas advised that neither the Police nor the Fire Department - <br />had any problem with the proposal. The forester had no objection to the
