Betts, R. Bowen, B. Gorris, G. Knight, T. Morgan, and J. Thomas <br />Mr. Bierman arrived at 8:10 p.m. <br />Also Present: Assistant Law Director Dubelko, Chief Building Inspector <br />Sanker, Consulting City Engineer Cesen, and Clerk of <br />Commissions Oring. <br />II. P.EVIEW AND GORRECTION OF MINUTES: <br />J. Thomas moved to approve the Planning Commission r.iinutes of September 26, 1989, <br />seconded by T. Morgan. Roll call on motion: Thomas, Morgan, Betts, Bowen, <br />and Knight, yes. Mr. Bierman abstained. <br />R. Bowen moved to approve the minutes of October 10, 1989, seconded by R. Bierman, <br />and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Bruscino Medical and Professional Building, east side of Dover Center Rd. <br />Revised plan to construct building. <br />Heard by the Architectural Board of Review October 18, 1989. <br />Chairman Thoma.s read Safety Department Reports: the Police Department <br />had no objection and Assistant Fire Chief Osterhouse advised that <br />"Because an exact address location and existing fire hydrants are not <br />shown on the site plan, we must state that a private fire hydrant may be <br />required. City Ordinance #1701.13." Mr. Schill, architect, advised that <br />they will comply.with the Architectural Board's suggestions regarding <br />changing some varities of plant material and adding some evergreens <br />around the base of the sign. The city forester provided a plan of the <br />area and requested that they curb an area on the north east corner <br />around a clump of ash and maple trees; install a curb around a maple <br />tree on the northwest corner; and also that both areas remain at current <br />grade as not to damage root systems. Mr. Schill advised that he had a <br />copy of the report and Mr. Bruscino stated that he would concur as long <br />as this area is landbanked for future parking if necessary. He pointed <br />out that they show 74 spaces which will be satisfactory if they have 15 <br />doctors in the building; however, the building might go to 16 which <br />might require more spaces. Since there was some disciission at the <br />Architectural Review Board meeting about needing more spaces if this <br />building became a regular off ice use, Mr. Gorris questioned exactly how <br />man}* spaces are being landbanked. Mr. Bruscino pointed out that they <br />could meet the 81 spaces that would be required if this were a regular <br />office, that they could have 84 without the forester's request, and <br />for this use they will end up with 68 spaces, but have a potential of <br />10 more if necessary. He indicated an area on the north easterly <br />portion of the property marked for future parking. He further stated <br />that the rear of this property has been sold, but they will retain a
