Consulting City Eng,ineer Cesen <br />advised that he had an assembly plat for this property, but it does <br />not show the rear section which is to be split off. He questioned if <br />the assembly should be withdrawn. Mr. Bruscino would like the property <br />to be assembled and a lot split would be presented later. T. Morgan <br />moved to approve the Bruscino Medical and Professional Building, revised <br />plans, consistent with the recommendations of the Architectural Board of <br />Review, the forester, Assistant Fire Chief Osterhouse comments relative <br />to the fire hydrant, and with the intention of landbanking 15 spaces out <br />of 84 leaving a total of 69 at the present time, seconded by G. Knight, <br />and unanimously approved. Mr. Cesen presented the assembly plat to <br />combine parcel numbers 232-25-27 and 232-25-09 and explained that both <br />parcels are zoned entirely General Retail and both parcels are non- <br />conforming now, but will conform to the Zoning Code after the assemblyo <br />Mr. Gorris quesioned if these are assembled and the developer splits <br />off part of the back, would that leave this lot non-conforming, <br />Assistant Law Director Dubelko stated that it would appear that the <br />only issues arefrontage and square footage, and as long as_the develop_er <br />joins the segment to the other parcel and leaves sufficient square <br />footage on this parcel there would be no problem, this would b.e up <br />to the developer. J. Thomas moved to approve the assembly of permanent <br />parcel 232-25-27 to 232-25-09 to create a parcel that conforms to the <br />zoning code, seconded by R. Bowen, and unanimously approved. <br />Therm-All Inc., located on the south side of the North Olmsted Industrial <br />Parkway. <br />Proposal to construct building. <br />Heard by the Architectural Board of Review October 18, 1.989. <br />Mr. Neiden, engineer, presented plans and advised that he had no objec- <br />tion to the Architecrural Board`s suggestion that they use the metal <br />hallite lighting. He explained that this is a whiter light, and the <br />sodium light will give a yellow cast to the building. Regarding the <br />revised landscape plan, Mr. Neiden explained that they are going to <br />stake out the area to be cleared and the forester has agreed to mark <br />4 to 6 trees that he would like to save which they will transplant. <br />B. Gorris moved to approve the Therm-All, Incorporated project located <br />on the south side of the North Olmsted Industrial Parkway, incorporating <br />the recommendations of the Architectural Board of Review, seconded by <br />T. Morgan, and unanimously approved. 3) Chester's Restaurant (Biskind Development Company), Great Northern <br />Corporate Center, Country Club Blvd. <br />Proposal to construct restaurant. <br />Heard by the Architectural Board of Review October 18S 1989. <br />Chairman Thomas stated that the only suggestion. made by the Architectural <br />Board of Review was to change the pin oaks to maple or locust trees. <br />Mr. P1ize, representing Biskind Development Company, stated that they <br />will use the maples, however their landscaper has advised that he has <br />had some trouble with the varities of maples suggested and he does prefer <br />the pin oaks. Mr. Mize pointed out that they have these trees elsewhere <br />and the landscaper. trims them so they do not grow down. The members had
