CITY OF NORTH'OLMSTED
ARCHITECTURAL BOARD OF REVIEW
MINUTES - APRIL 19, 1989
I. ROLL CALL:
Ghairwoman Case called the meeting to order at 5:10 p.m.
Present: P4. Case and B. Zergott
Absent: T. Gallagher
Also Present: Clerk of Commissions Oring.
II. REVIEW AND CORRECTION OF MINUTES:
B. Zergot moved to accept the minutes of March 22, 1989 as presented, seconded
by M. Case, and unanimously approved.
III, SIGNS:
Heard with building plans.
IV. OLD BUSINESS:
No items.
V. NEW BUSINESS:
1) Paradise Honda Automobile Agency, 25892 Lorain Road.
Proposal to construct Honda Dealership (existing building to be relocated
to the rear of the property and converted to an office).
Mr. P•longello, architect, and r4r. Paradise and his son, the owners, pre-
sented colored rendering and explained that the apartment building on the
property will be moved to the rear of the lot. The new building will be
Koppers Clay split face block Range Light Buff with a bone white trim;
windows on the front will have blue anodised frames, the other window
frames the standard off white; there will be glass block around the front
door; and roof top equipment will be concealed behind the raised parapet.
Mrs. Case suggested that brick be installed between the curb and the
sidewalk, but it was determined that this area was already in concrete.
Mr. Zergott had reviewed the landscape plan and pointed out that there
were a few inconsistencies between the key and the actual plan: the
juniper procumbens had been changed to blue chip juniper; the cercis
canadensis had been chged to thornless honey locust, and the cotoneaster
horizontalis had been changed to cotoneaster apiculata, but he had no
problem with the plan as presented. No dumpster is planned since trash
is held in the building. There will be 20 foot high light poles in the
parking area. Mr. Mongello advised that it would appears that the
hedge along the access drive to Ranchview actually belongs to the.adjacent
owner and is.actually on this property. If the new survey bears this out,
they will not install the proposed landscaping along this drive. Mr.
Zergott pointed out that since the hedge is deciduous, the residents
might prefer the evergreens. He suggested that if it.is determined that
the hedge is on their property, perhaps the forester should contact the
homeowner to determine his preferenceeThe board had no problems with the
