Mr. Zergott would like one or two trees <br />planted in the front planting area, but Mr. Acciarri stated that they <br />would not like them to obscure the front of the store. It was decided to <br />add 1 Bradford pear along the east property line in the planting strip, <br />to put in 10 Austrian pines on the north property line instead of the <br />arborviate, and to put in 4 arborviate on the west property line in front <br />of,the fence. Mr. Sohn is concerned about the canopy which does not <br />return around the sides of the building. Mre Acciarri explained that <br />the west side of the building is right on the property line and the <br />canopy would overhang the adjacent property and the drive is on the east <br />side of the building,so there could be a problem with trucks hitting it. <br />He further advised that this was the same as Carter Plaza, South. Mr. Sohn <br />agreed to look at this and call the Building Commissioner with his opinion. <br />T. Gallagher moved to approve the_proposal with the condition that the <br />10 Austrian pines, the four arborvitae and the Bradfor pear be installed, <br />that it be determined how many handicapped spaces were needed, and that <br />the pump system be surface mounted or hzdden and with the recommendation <br />to the Engineering Department that a check valve be installed on the storm <br />sewer pump so the water cannot back up, and that approval will be based <br />on Mra Sohn's opinion after he has viewed the Carter.:. Plaza, North build- <br />ing, seconded by B. Zergott, and unanimously approved. <br />4) Dre Andrew Forde, 30915 Lorain Road <br />Proposal to construct professional'office building (existing dwelling <br />will be demolished)a <br />Mr. Porter, architect, presented colored rendering and pictures of the <br />property and the surrounding properties pointing out that the property <br />is rolling and the building would be set on the ridge line so that they <br />will basically have two first floors. The property is heavily wooded and <br />they may be relocating some of the additional trees. Mr. Porter explained <br />that the building wi11 be a 4 inch split face block with matching mortar <br />and that they are trying to find a shingle in a color that will pick up <br />the colors of the trim (Benjamine Moore Blue BT76 and Benjamine Moore Red <br />ST-2), There will be no dumpster but trash area will be concealed behind <br />the wall projections where the mechanicals also will be located. Mr. Porter <br />explained that they plan two metal hallite pole lights in the parking lot, <br />and if finances permit they will use decorative, old fashioned, cast iron <br />fixtures, however, if that is not possible, they would probably put up a <br />simple modern pole; all lighting will be directed toward the building. <br />There will also be 75 wa11 metal hallite building lights. Mr. Zergott <br />believes the landscaping is bland, especially iri the winter and would <br />like some evergreens planted. Mr. Porter believes that since the property <br />is rolling, this will not be a problem, but it was agreed he would plant <br />some low-juniper mounded around the sign. He further advised that they <br />would probably plant flowers in the summer and that they prefer a grass <br />tree lawn, but if the grass does become a problem they might use brick <br />paverse In reference to the Planning Commission's request for buffering, <br />the members viewed the photographs and Mr. Porter explained that there <br />was some vegetation in that area which was not noted on the plan. The <br />member agreed that this could be addressed with the plans for future de- <br />velopment since there will be a parking lot in that area. B. Zergott <br />-J moved to accept the plans as presented with the addition of some land- ` <br />scaping with the addition of some landscaping around the signage, seconded <br />by M. Case, and unanimously approved.
