. J/ <br />CITY OF NORTH OLMSTED <br />ARCHITECTURAL BOARD OF REVIEW <br />SPECIAL MEETING <br />MINUTES - DECEMBER 6, 1989 <br />I. ROLL CALL: <br />Chairwoman Case called the meeting to order at 5:10 g.m. <br />Present: M. Case, T. Gallagher, T. Sohn, and B. Zergott <br />Also Present: Building Commissioner Conway and Clerk of.Commissions Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />The minutes of November 22, 1989 were presented, but not reviewed. <br />III. OLD BUSINESS: <br />The members agreed to change the meeting time to 5:30 p.m. <br />IV. NEW BUSINESS: <br />1) The Atrium Apartment Homes, property located south of I-480, west of S.R.252 <br />and north of lots facing Butternut Ridge Road <br />Proposal to construct apartment complex. <br />Referred from Planning Commission October 24, 19890 <br />Tabled by Architectural Board of Review November 22, 1989. <br />Mra Stogsdill, architect, Ms. Wholey, representing the Hettig Company, and <br />Mr. Newberry, engineer, presented revised site plan which shows the <br />buildings shifted somewhat in order to space the buildings fi.urther apart. <br />as suggested by the Architectural Board of Review. Mr. Stogsdill believed <br />that this is a better plan since the traffic flews easily and the garages <br />are tucked back and mot in rows. Mrm Sohn is satisfied with the plan <br />stating that there is more open space and more green area, Ms. Wholey <br />presented a list of materials to be used in the project (included in file) <br />as'.well as an actital bordeaux brick instead of the samples which was pre- <br />viously pres°nted. She maintained that the sample did not give a true <br />color. They explainiad that the president of the company agreed that the <br />ievised site plan was an improvement, but was adament about not changing <br />the color of the brir_k. Mro Stogsdill pointed olit that with this plan <br />there would not be the large, massive end wall of the building since they <br />had stepped it back by putting a two bedroom unit in that space. Mr. Sohn <br />agreed this relieved the monotony of the wall. Ms. Wholey presented photo- <br />graphs and specificarions of the wall mounted light fixtures and ornamental <br />light poless Mr. Stogsdill explained that the parking lot lights are mounted <br />on the wall and are not f.acing the buffer areas; there are 75 Watt incan- : <br />descent lights on the patios, recessed under the balconies, and in the <br />atrium entrance areas. They presented the total sign package explaining <br />that the complex will be called Steeple Walk Apartmentsa The sign package <br />includes ground signs, signs on the steeples, street, traffic, and.direc- <br />tional signs, as we11 as some "fun signs" such as "quail bird nesting",etc. <br />Building CommissioneL Conway advised that some of the signs will require <br />variances, but pointed out that by the court order any variances granted <br />this project must be approved by the Council.
