Gomersall moved to grant the request for a 125 square foot variance <br />for the area of a house in a"C" residential district and•,also to grant a <br />variance to delay construction of the garage until one year after occupancy <br />for Mr. Richard Exner for property located between 23098 and 23059 MacBeth, <br />seconded by T. Restifo, and unanimously approved. Variances granted. <br />3. Risman-Bundas Shopping Center, 26114-20 Lorain Rd. (heard at this point) <br />Request for variance (1123.12). Request 65 square foot variance for total <br />sign area to install one conforming pole sign. (note: 2 existing pole signs <br />will be removed). Violation of Ord. 87-93, Section 1163.06(d'). <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Leech, sign contractor, and Ms. Hagan, Consolidated Manage- <br />ment Company. P4r. Leech explained that they will be removing the two pole <br />signs that are on the property and installing one sign for all four businesses <br />in the center. He clarified that the pole sign conforms to code and advised <br />that one of the tenants who has an oversized building sign will be moving out <br />in June and another business will be changing names and will be requesting <br />a new sign. Ms: Hagan stated that when the signs are changed, they will all <br />conform to the code. Law Director Gareau advised that they would have to <br />conform because the Board would not have to gran:t them variances. J. Helon <br />moved to grant to the Risman-Bundas Shopping Center, 26114-20 Lorain Road, a <br />65 square foot variance for total sign area to install one conforming pole <br />sign, seconded by R. Bugala, and unanimously approved. Variance granted. <br />5. Toys "R" Us, located on Lorain Road west of Crestmont. <br />Request for variance (1123.12). Request variance to have one less loading <br />zone than required. Violation of Ord. 87-93, Section 1161.12. Also request <br />186.5 square foot varaince for total sign area. Violation of Ord. 87-93, <br />Section._1163.06(d). <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Saverino, Mr. Roppo, and Mr. Drenkham, adjacent property <br />owners, and to Mr. Nichols, Mr. Olear, and Mr, Ricci, representing Toys "R" Us. <br />Mr. Nichols explained that their actual request differs somewhat from what was <br />originally requested. The parking spaces shown on the revised plans are 9 feet <br />by 19 feet, instead of 9 by 20 feet as required by code, and they are now <br />requesting one of two variances, either a variance for one foot for all spaces <br />shown, or else a variance for one or two.rows of smaller parking spaces <br />(approximately 8 by 18 feet) for compact cars. They are providing 303 parking <br />spaces, and the code requires 225 for their building. They further explained <br />that they are required to have three loading zones with a building of this <br />size, however since al1 their deliveries are by their own trucks and are <br />scheduled so.that a truck leaves a trailer at the loading dock and takes away <br />the trailer that has been unloaded, they only require two loading zones. In <br />reference to the signage, there will.be a conforming pole sign on Lorain <br />Road and a 35 square foot ground sign on Dover Center Road, (less than the <br />maximum allowed), but they do need a variance for total sign area for their <br />building?signs including the giraffe which is their logo. They have reduced <br />the sign over the entrance from 7 by 12 feet to 2 by 12 feet thus reducing <br />their variance request to 125 square feet of sign area. They explained that <br />most of their other locations have 6 foot high letters and they are using <br />5 foot letters at this store, but since the building is set so far back they <br />cannot reduce the size of the letters any more than that.
