The oath <br />was administered to Mr. and Mrs. Sisson and neighbors, Mr. and Mrs. DeChant, <br />Mr. and Mrs. Mezey, Mr. and Mrs. Schutt, Mr. Holstein, Mr. Hoppel, Mr. Lang, <br />and r'Ir. and Mrs. Horner. Mrs. Sisson stated that they have explained to all <br />their neighbors exactly what they planned to do and that when Mr. DeChant <br />objected to the height of the garage they reduced it from 23 feet to 15 feet. <br />She further explained that they had a handicapped child and the proposed <br />garage will accommodate their van and the hallway will connect the garage <br />to the house in order to protect the child from the weather. Mr. DeChant <br />stated he is objecting to the request because they will be adding a two car <br />garage which is 15 feet high (practically as high as the house) and a 26 feet <br />long breezeway to a sma.ll, SO foot wide lot which already contains a large <br />? above the ground swimming pool, 2 metal storage sheds, a 2 story play house <br />/ and a camper parked in the driveway. Mrs. Sisson responded that Mr. DeChant <br />J also has an addition and a deck that is too close to his garage. Building <br />Commissioner Conway clarified that there is no height limitation for a <br />garage in the zoning codes and that by attaching the garage to the house, <br />the garage becomes part of the main structure, and must conform to the <br />codes for a dwelling, but if this same garage were not attached, the: <br />rear yard variance would not be required.- Mr. Lang, the neighbor on the <br />other side of this property, pointed out that the Sissons had a high fence <br />and this would not really be visiblem Mr. Gomersall believes that this <br />would be an improvement. None of the other neighbors had any objection. <br />J. Helon moved to grant the request of Penny L. Sisson at 23499 Alexander <br />for a 3 foot side yard variance, a 17 foot rear yard variance, and an eight <br />foot total side yard variance to construct a garage to be attached to the <br />house by a breezeway, seconded by R. Gomersall, and unanimously approved. <br />Variances granted,. <br />4. Lauren Hills Shopping Center, 24106 Lorain Road <br />Request for variance (1123.12). Request 204 square foot variance for orie <br />side of pole sign (including supports and canopy). Violation of Ord. 87-93 <br />Section 1163.06(f)-4. Also request 2 foot 6 inch variance for height of pole <br />sign. Violation of Ord. 87-93, Section 1163.06(g). _ <br />Chairman Bugala called all interested parties before the Board. The oath <br />was administered to G. Romig and R. Khouri who explained that the•city had <br />requested that they keep two trees which will interfere with visibility from <br />Lorain Road; and he also pointed out that the center sits back from the road, <br />so this sign was designed to be compatible with the design and materials of <br />the building and will list the names of the tenants in the center. 14r. <br />Restifo believes that this sign is attractive. Mr. Conway explained that <br />the code allows only 50 square feet on one side of a pole sign so they need <br />a variance for the pole sign only at this time, and since there are no other <br />! signs on the building they do not need a variance for total sign area, however_ <br />% this sign area will be subtracted from the total allowed for the tenants'. <br />signs. Chairman Bugala does not belie.ve this would be fair to the tenants <br />who would probably need variances for their building signs, and is concerned <br />that the.developer is making a mistake. Mr. Romig stated that with the way <br />the center is set back, there is no way.under the signage ordinance that <br />signs could be installed that could be: seen from the street. Mre Conway <br />advised that they would be allowed a total of 725 square feet_ of sign area <br />and approximately 200 square foot would be remaining after this sign was <br />installed. Mr. Khouri believes that the pole sign would be more valuable to <br /> <br />.
