Law Director Gareau stated that <br />units 13 through 22 would be blocked by the Ohio Bell building next door, no <br />matter what size signs were installed, but he cautioned the developer, that <br />if the Board grantea this variance, they might not look favorably on granting <br />any other variances. Mra Restifo stated that if this is what the developer <br />,wants, and if he understands what could happen down the road, the board <br />should grant the variance considering that this is a good looking sign. <br />Mr. Conway clarified that the sign is not too low, since according to the <br />code, there is no minimum height unless it is located over a pedestrian <br />surface. T. Restifo moved to grant the variance for Lauren Hills Shopping <br />Centers, a request for 204 square foot variance for one side of a pole sign <br />which includes the supports and canopy, also grant the 2 foot 6 inch variance <br />for the height of the pole sign, seconded by R. Gomersall. Roll call on <br />motion: Restifo, Gomersall, and Helon, yes. Mr. Bugala, no. Motion carried. <br />Variances granted. <br />5. Christopher M. Hollo, 29440 Bretton Ridge Dr. <br />Request for variance (1123.12). Request 20 square foot variance for area of <br />shed., 1 foot height variance and location variance for tool shed. Violation <br />of Ord. 87-93, Section 1135.02(d)e <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Hollo. Members had no problem with the request. J. Helon <br />moved to grant to Christopher M. Hollo at 29440 Bretton Ridge Dr, the 20 square <br />foot variance, the 1 foot height variance, and the location variance for a <br />tool shed, seconded by R.. Gomersall, and unanimously approved. Variances <br />granted. <br />6. Hills Department Store, 26666 Brookpark Road Ext. <br />Request for variance (1123.12). Request variance to use permanent parking area <br />for temporary storage structures. Violation of Orda 87-93, Section 1161.03. <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Zwierzynski, representing Hills, and neighbors, r4r. and Mrs. <br />Simmerly. Mr. Zwierzynski explained that in order to have a more efficient <br />operation, they want to install a new type of binning in the back storage room <br />which would necessitate removing all the merchandise and storing it in these <br />trailers for a period of about 2 months. Mr. Simmerly, a neighbor in the rear, <br />pointed out that there is one trailer there already with the power hooked up <br />and he is objecting to any variance being granted because of the condition of <br />the retention system which is overgrown with weeds and full of debris and also <br />the mounded landscape area which is overgrown. Chairman Bugala is also concerned <br />since he believes that -Bryant and Stratton would need the parking that these <br />trailers will be taking up. Mr. Zwierzynski pointed out that Hills did not own <br />the building that they were merely leasing it, but they would contact the owner <br />to ha.ve the retention system and the landscaped area cleaned up. Mr. Restifo <br />asked if he would commit to cleaning the property if the owner did not. After <br />some discussiori, Mr. Zwierzynski agreed that if the owner did not take care of <br />the problem, Hills would and charge it back to the owner. He futher advised <br />that-:all the trailers would be gone in 2 months and that there was no signifi- <br />cant power to these trailers, only one cord for the security system. Law <br />Director Gareau advised that there is an ordinance which regulates the mainten- <br />ance of retention systems. R. Bugala moved to grant the temporary (8 week)
