t'"'1 <br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES-AUGUST 2, 1989 <br />Chairman Bugala called the meeting to order at 7:30 p.m. <br />Present: R. Gomersall, J. Helon, T. Restifo, and R. Bugala <br />Absent: B. Grace. <br />R. Gomersall moved to approve the minutes of July 12, 1989, seconded by <br />T. Restifo, and unanimously approved. <br />Chairman Bugala advised all presented that there were only four members present <br />and it will require three affirmative votes to approve a request. <br />Sunnyside Dealership, 27000 Lorain Road <br />Request for variance (1123.12). Request 101 sq. fto variance for area of one <br />side of pole sign. Also request 17 foot height variance for sign. Violation <br />of Ord. 87-93, Section 1163.06(f) and (g). Continued from the meeting of <br />July 12, 1989. <br />Chariman Bugala called all interested parties before the Board. The oath was <br />administered to R. Kalina, contractor, Mr. Carmody, representing Sunnyside, <br />and Councilmen R. Wilamosky and R. Bohlman. Mr. Kalina presented a rendering <br />of a smaller, 27z square foot sign which is 5 by 15 foot 6 inches, and 27 <br />feet high. He explained that they are now requesting a 2 foot height variance <br />and a 27 square foot variance for sign area. Mr. Kalina requested that the <br />Board consider that this is about the smallest message center that can be <br />installed and pointed out that they will be removing two pole signs which will <br />reduce the signage by about 60 square feet along Lorain Road. He further <br />stated that the leading edge of the sign will be 51 feet from the center line <br />of Lorain Road and will conform to the 3 foot set back from the right of way. <br />Members agreed that this is an improvement. Councilman Wilamosky questioned <br />if the support poles had been considered in the total area since it would <br />appear that they are larger than allowed. Building Commissioner Conway advised <br />that they would be allowed a support structure of 25% of the sign face, and <br />sinc.e he had not seen this before the meeting it has not been calculated. <br />a/Mr. Kalina stated that this structure was merely cladding over the two poles, <br />and it could be reduced, however he believes that this is better looking from <br />a design standpoint than 2 plain,poles. Law Director Gareau stated that the <br />Board should consider that they are removing two pole signs. Building Commis- <br />sioner Conway advised that the variance on the existing pole sign was null and <br />void when the dealership changed, but since there are two separate properties <br />here they would be allowed 2 pole signs. R. Gomersall moved to grant the <br />request for a 2 foot height variance and a 27 square foot total sign area <br />for the pole sign and a variance for the support structure to be allowed to <br />exceed 25% of the allowable face of the sign (62k square feet), seconded by <br />T. Restifo, and unanimously approved. Variances granted. <br />Pheasants Run Retail Center (Hennie Homes), 28867 Lorain Road <br />Request for variance (1123.12). Request continuance of previously approved <br />120 square foot variance for temporary leasing sign.. Violation of Ord. 87-93, <br />Section 1163.06(e)5. (Original variance granted January 4, 1989). <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Welke, representing Hennie Homes.
