It was pointed out that even if they did <br />not have to come back to this board for the driveway, a variance would still <br />be required for the pole sign, but it was decided that this could be handled <br />later. R. Bugala moved that the Board defer the review of the Home Centers, <br />Inc., located at the rear of Bob Evans Restaurant at 25853 Lorain Road until <br />the Law Department has reviewed all the pertinent information and a decision <br />is made as to where this detail should be sent, whether to the Planning Com- <br />mission or the Board of Zoning Appeals, seconded by B. Grace, and unanimously <br />approved. Request deferred. <br />6. James L. Reigelmayer, 27868 Southern Avenue <br />Request for variance (1123.12). Request 42 inch variance for height of fence <br />and variance for solid fence (not 50% open). Violation of Ord. 87-93, Section <br />1135.02(h) 1. <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. and Mrs. Reiglemayer who explained that he did not include <br />in.his.explanation that they would also like to keep their dog in this area. <br />Mr. Bugla stated that he had reservations with the fence in the front set <br />back both from an aesthetic standpoint and for safety since this,is on a corner <br />and could hinder visibility. It was clarified that an error had been made on <br />the agenda and that they actually needed a 30 inch variance, not 42 as stated. <br />Mr. Grace does not believe that the fence could hinder visibility. B. Grace. <br />moved to grant the request for a 30 inch variance for the height of the fence <br />and a variance for a solid f.ence (not 50% open),violation of Ord. 87-93, <br />Section 1135.02(h)1, for James L. Reigelmayer, 27878 Southern Avenue, seconded <br />by J. Helon. .Roll call on motion: Grace and Gomersall, yes. Helon and Bugala, <br />no. Motion failed to pass. Variance denied. <br />7. R.A.G. Custom Homes, 24700 Tara Lynn sublot 21 <br />Request for variance (1123.12). Request 2:74 foot side yard variance for corner <br />lot. Violation of Ord. 87-93, Section 1135.06(b). <br />Chairman Bugala called all interested parties before the Board. The oath was <br />administered to Mr. Greco, and Mr. Throne,-rperesenting R.A.G. Homes, and to <br />Mr. and Mrs. Carl, adjacent neighbors on Hunter Drive. Mr, Throne explained <br />that the buyer for this corner lot wanted a house which would correspond with <br />the size of the other houses in .the developmenta The request was explained <br />to the adjacent neighbors who had no problem with the proposal after they <br />understood it. J. Helon moved to grant the request for R.A.G. Custom Homes, <br />24700 Tara Lynn, sublot 21, for a 2.74 foot side yard variance for a corner <br />lot, violation of Ord. 87-93, Section 1135.06(b), seconded by R. Gomersall, <br />and unanimously approved. Variance granted. <br />8. Joseph Kalynchuk, 5740 Canterbury Road <br />Request for variance (1123.12). Request 4 foot side yard variance and 10 foot <br />variance for distance between house and garage to replace existing garage. <br />Violation of Ord. 87-93, Section 1135.02-c1. <br />Chairman Bugala.called all interested parties before the Board. The oath was <br />administered to Mr. Kalynchuk and Mr. Horsfall, a neighbor. Mr. Bugala stated <br />that this variance was too extensive for this property. Mr. Horsfall advised <br />that he was going to build on the property next door and that he had no pro- <br />blem with the garage being that close to the property line. He pointed out <br />that Mr. Kalynchuk needs room for a turning r.adius. Mr. Bugala suggested.that
