J , <br />PLANNING COMMISSION APRIL 24, 1990 PAGE 5 <br />expanded at all and maintains that she has had flooding problems since. . <br />the original building was constructed. Mr. McDermott will check into this, <br />but he bo-lieved that the retention was sufficient. She would also like <br />an 8 foot fence. Mrs. Wirsma showed pictures.of the area taken from her <br />kitchen window which showed the pitch of the groind and she does not be- <br />lieve that a fence would block this view, but she would like a fence for <br />her children's safety. She complained that the trucks which emptied the <br />dumpsters made a considerable amount of noise and these dumpsters would <br />be closer to her and is also concerned that if an insurance adjuster . <br />was in the building there would be tow trucks in and out of the parking <br />lot at all hours. It was clarified that cars would be driven in, not <br />towed in. Mrs. Harrington would also like a fence. Mr. Ficker had <br />measured the noise level of the garbage trucks and claimed that it <br />exceeded the noise level allowed in the city. He is.also concerned that <br />the maintenance building would become a fire hazard if carpeting is s-tored <br />there. Mr. Lamneck is also concerned about flamable material being <br />stored thereo Mr. Acciarri agreed to install a fence.and will move the <br />dumpster to the front of the maintenance building and away from the <br />neighborse The members agreed that the storage building should be elimi- .. <br />nated. After some discussion it was decided that this could be tabled <br />until the next meeting since the Architectural Board would not be meeting <br />before then. It was also decided that, since this is a light use, a <br />6 foot fence would be sufficient and could probably be installed around <br />the trees. It was clarified that Westlake Floo-rs would be storing mostly <br />linoleum and tile and the other tenant would be storing ceramic,materials. <br />Mr. Acciarri also agreed that they did not need all .the parking spaces <br />shown and would be willing to landbank spaces. J. Thomas moved to table <br />the proposal for Barlow Plaza until a revision to the plans can be pro- <br />vided at the next meeting, seconded by R. Bierman, and uanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISTONSo -- <br />1) Ann DiBenedetto Trust Subdivision and Assembly Plat. <br />The proposal is to split off the rear (east).portion of permanent parcel <br />no. 232-25-9 and join it to permanent parcel nos. 232-25-8 and 232-25-57 <br />which abut on the north. Location is the south side of Brookpark Road Ext. <br />and is the site of the proposed Cherandon Plaza IV, approved by Planning <br />Commission 2/27/90. Zoning is Retail Business, General, entirely, and <br />the proposal conforms to the Zoning Code Requirements. <br />David.and Tony DiBenedetto explazned that they are splitting off the .:_ <br />rear portion of property facing Dover Center Road and assembling it to _ <br />their property fronting on Brookpark Road Extension for their proposed <br />shopping center building. Assistant City Engineer McDermott exp.lained . <br />the the proposal conformed to all codes. The members had no questions. <br />R. Bierman moved to approve the proposal to split off the rear(east) <br />portion of permanent parcel no. 232-25-9 and join it to permanent parcel <br />nos. 232-25-8 and 232-25-57.which abuts on the north, the DiBenedetto <br />Trust Subdivision and Assembly Plat, seconded by J. Thomas, and <br />unanimously approved. 2) Mark Edward Laisy Assembly Plat <br />The proposal is to combine permanent parcel nos. 236-11-3 and 236--11-4 <br />into one (1) parcel. Location is the north side of Butternut Ridge Road <br />west of the cemetery. Zoning is "A" Residence, Single, entirely, and the <br />proposal does not, nor did not formerly, conform to the Zoning Code re- <br />qui.rement for frontage. <br />? -
