PLANNING COMMISSION APRIL 10, 1990 PAGE'2 <br />the wav the existing fixtures do. Barton Ashman (traffic consultants) <br />has worked with them on the circulation and parking revisions. Mr. Mize <br />advised that they have been able.to increase the parking by almost 300 <br />spaces by rearranging the space•s and by using 9 foot by 19 feet-long <br />parking spaces,_but they will have to seek a variance for the length af <br />these spaces. They will be flattening out the curve at the Lorain Road <br />entrance; eliminating the dead end parking rows;.adding another 4 way <br />stop; and straightening out the direction of the parking so that it is <br />consistent. They cannot commit to doing this work this year, but would <br />like city approvals at this time before approaching some of their tenants <br />for their approval. Mr. Papandreas will be present at the next meeting <br />if there are additional questions. Mr. Gorris is concerned since when, <br />the Ma.y Company expansion was approved he was given the impression that <br />the'parking plari in that area was to be presented in April, or he would •° <br />not have voted to approve that.Proposal at that time. Mr. Mize was not <br />sure when this will be presented and again suggested tabling the proposal <br />until the next meeting. Mr. Betts believed that this should be sent to <br />the Safety Department at this time.. In reference to the variance previ- <br />ously requested for 65-degree parking spaces,.Mr. Conway.explained that <br />this was an oversight in the code which does not address 65 degree angled <br />spaces. Mr. Mize also offered to present a lighting distribution diagram <br />at the next meeting and in response to Mr. Betts' question, he advised <br />that the one way east bound drive next to Chi Chi's will be eliminated, . <br />but he did not know if.drivers could turn both right and left.from the <br />western most aisles onto the ring road. Mr. Gorris would also like to . ... <br />lrnow where the old spaces were by area.: J..Thomas moved to-table the <br />Gr.eat Northern Plaza North Proposal until the next,.meeting, and to?refer - <br />it to the:.Safety Department for their comments, seconded by M. Betts, <br />and unanimously approved. <br />3) Memory Lane, 29645 Lorain Road <br />Proposal to convert attached garage to retail store. <br />Mrs. Chelednik, owner, advised that they would be changing the attached <br />garage of their brick residence to.a store in which they would be selling <br />sports cards and memorabilia. The store will be open 6z days aweek and <br />week day hours will be 11 a.m. to 6 p.m., perhaps later in the summer.. <br />Building Commissioner Conway.advis.ed that 2 parking spaces would be re- quired and they would be using the detached garage on the property to <br />service the residence. Mr. Bierman.questioned if the breezeway could be <br />converted into store area as well. Mr. Conway responded that a fire wall <br />with a fire door had been installed and extended through the rafters where <br />the garage meets the breezeway. If they were to expand into the breeze- <br />way, the Building Department would have to address it at that time. He <br />clarified that the entire garage was being used with the front being the . <br />sales area and the rear being for storage. The only exterior alteration <br />will be removing the garage door and installing the glass store front. <br />H e. further explained that they are in the process of up grading.the de- tached garage and installing a driveway. In reference to the signs, Mrs. <br />Chelednik did not have a rendering (there.was-a sketch of the wall sign <br />on the plan), but she explained.that there would also be a ground sign in the front yard. Mr. Conway advised that they would be allowed about 60 <br />square foot of sign area. Mr. Thomas requested that she present a color <br />rendering of both signs to the Architectural Boar.d. J. Thomas moved to <br />refer the Plemory.Lane proposal'to the Architectural Board of Review; to <br />the Safety Department for their comments; and to the city forester, . <br />seconded by B. Gorris, and unanimously approved.
