<br />PLANNING COMMISSION APRIL 10, 1990 PAGE 3 <br />4) Aquatic Dreams, 29290 Lorain Road <br />Proposal to construct addition to retail building. <br />Mr. Johnson, owner; explained that they would be adding about 650 square <br />feet onto the retail store, and that the addition would be attached to <br />the house on the rear of the property but there would be no access be- <br />tween the house and the store. Building Commissioner Conway advised that <br />only 7 parking spaces would be required for the business., but the last <br />two shown on the east side of the property would not permit the 101 -swi.ng <br />that would be necessary. He suggested that those spaces could be elimi- <br />nated since they still would have 8 spaces. Mr.. Johnson stated that they <br />park their service vehicles there, but that he could eliminate the strip- <br />ing. It was noted that the addition was right on the west property line, <br />but there will be no windows on that side, and Mr. Conway advised that <br />this would have to be a fire wall. Mr. Johnson presented a sample of ` <br />th e split face block which will be used on the addition, explaining <br />that it would closely ma.tch the existing brick. He also advised that <br />they will be installing a.mansarcl-roof to improve the front of the building. <br />In response to questions, he explained that there, was curbing on the west <br />side of the parking lot, but none on the east since the adjacent property <br />was higher. Mr. Bierman questioned why a matching brick could not be <br />used and stated that the west elevation is very unattractive. Mr..Gorris <br />stated that the whole addition could be tied in better and believed that <br />this looks like four differe.zt pieces put together. The mansard roof did <br />--not seem to be tied into the existing roof. Mr. Johnson stated that he <br />would not be able to afford to do the addition in brick. The members <br />would like the Architectural Board to make some suggestions which would <br />approve the appearance of the proposal. J. Thomas moved to refer the <br />Aquatic Dreams proposal to the Architectural Board of Review with the <br />recommendation that the Board come up with some suggestions for tying in <br />the front and rear of the building so that the different buildings appear <br />to be one, or at least make a little more sense in what they are trying <br />to do, and also to take a look at the mansard roof and see if they can <br />tie it into the rear roof; and also to forward this proposal to the Safety <br />Department, seconded by R. Bierman, and unanimously approved. <br />5) Barlow Plaza, 30572 Lorain Road. <br />Proposal to construct an addition to existing retail building. <br />Mr. Acciarri, architect, explained that this is a two fold plan, a 5,400 <br />square foot matching addition and the construction of a 2,400 square foot <br />storage building, located behind the plaza, and used for storage for the <br />present tenants. He advised that there is approximately a 4 foot grade <br />difference between the two lots. It was pointed out that there is another <br />storage building on the property and a garage is to be relocated; Thiswill <br />be used to store maintenance equipment. Assistant. City Engineer McDermott <br />advised that it might be possible to maintain the same grade on-the new <br />building, or a retaining wall might be necessary, he would have to see a specific plan. He advised that an assembly plat would also be required. Mr. Arciarri further explained that because the tenants are in 1,800 square <br />foot units, and because of the type of businesses, they do rieed additional <br />storage area. In reference to the zoning, Mr. McDermott believed that - <br />this is zoned completely General Retail, however he will verify that. Build- <br />ing Commissioner Conway advised that there is a problem with the.location <br />ca-.
