<br />PLANNING COMMISSION APRIL 10, 1990 PAGE 5 <br />buildings. There is an existing sidwalk there now. Sinceā¢the buildings <br />are a different brick, they will attempt to find a compatible brick. It <br />was decided this would not have to go the Architectural Board of Review. <br />R. Bierman moved to approve the proposal to construct a link building at <br />St. Richards Catholic Church at 26855 Lorain Road, as submitted, seconded <br />by B. Gorris, and unanimously approved. <br />IV. NEW DEVELOP14ENTS AND SUBDIVISIONS: <br />1) Developers Diversified, Ltd. and W and Z Properties, Ltd. Assembly and <br />Subdivision Plat. <br />The proposal is to assemble and subdivide permanent parcel nos. 236-10-33, <br />236-11-8, 236-11-9, 236-11=10, 236-11-11, 236-11-18, and 236-12-10 into <br />two (2) sublots. Location is north of Butternut Ridge Road on the west <br />side of Great Northern Blvd, and is the site of proposed developments by <br />Developers Diversified and Steeple Walk Apartments (approved by Planning <br />Commission December 12, 1989). Zoning is "A" Residence, Single, entirely <br />and both proposed sublots conform to the Zoning Code. <br />Assistant City Engineer McDermott explained that six sublots are being <br />assembled and then subdivided into two lots, one of them (sublot 2) wi11 <br />be for the proposed Steeple Walk Apartments which had been approved pre- <br />viously by Planning Commission and the other (sublot 1) will be Developers <br />Diversified property. Assistant Law,Director Dubelko advised that it " <br />should be s.tated.for the record that this assembly is in no way repre- <br />senting any new type of agreement between the city and the developer as <br />to the use of these parcels or as to the ultimate configuration; that <br />this is just a temporary breakdown of the two large parcels to facilitate <br />the phase one development and it is presumed that parcel 1 will be further - <br />split in the future to accommodate the uses that are under the court order. <br />Mr. Berryhill, representing Developers Diversified, stated that it will <br />take several years for tliem to develop the parcel properly, but they wish <br />to preserve-their right to come back to the Commission later and request <br />proper splits and changes. Mr. Gorris pointed out that the house on the <br />portion of the property that touches Butternut Ridge Road is to be moved <br />since the agreement stated that this lot is to be landscaped. Mr. Berryhill <br />believed that the house might be used as a temporary construction office <br />and/or a marketing office until the proposed clubhouse is constructed at <br />which time the house will be removedo Building Commissioner Conway stated <br />that there is a proposal to relocate. the house to another parcel on <br />Butternut Ridge Road which will be going to the Board of Zoning Appeals <br />and the.Board of Building Code Appeals since the house does. not meet the <br />square footage required. It was clarified that an assembly of two lots <br />will be on the next Planning Commission agenda for the property on which <br />the house is to be moved,and a variance would be required for the frontage y <br />of the lot. Mr. Conway pointed out that a lot that is undersized can be- ,- - <br />built on as long as the side yards,etc. conform to the Zoning Codes. <br />Mre Laisey, owner of the lots, was present and verified that a 15 foot <br />strip and a 60 foot lot will be combined to make a 75 foot wide lot on <br />which to move this house. Mr. Gorris is concerned since an 80 foot width <br />is required and by combining these two lots, another non-conforming, 60 <br />foot vacant lot will remain; and since this is the same ownership, he <br />would like to see tliis.rectified if possible. He also questioned if this <br />house could be used as a sales office for this project: Mr. Berryhill
