REVIEW AND CORRECTION OF MINUTES: <br />Mr. Morgan stated that Mr. Betts was absent at the meeting of December 12th, <br />not present as shown under the Roll Call. T. Plorgan moved to approve the <br />minutes of Planning Commission for December 12, 1989 as corrected, seconded by <br />B. Gorris, and unanimously approved. <br />Chairman Thomas advised that the Carla Lane Lot Split, shown under Section IV, <br />had been withdrawn until the next meeting. The neighbors present for this <br />hearing were upset since they had been notified. Assistant City Engineer <br />McDermott explained that the attorney representinv the owners had called and <br />advised that he could not be present. <br />III. BUILDING DEPARTNiENT REQUESTS: <br />1) Brendan Lane Shopping Center, 23609-23657 Lorain Road <br />Proposal ta construct new building on existing shopping center site. <br />Mr. Draeger, architect, advised that RitLi Realty, the owner of the shop- <br />ping center, has finally been able to obtain the vacant 45 foot wide, 135 <br />foot deep parcel immediately to the east of the shopping center and they <br />would like to expand their center. The 2680 square foot addition would <br />require two variances, 1 for parking and one for the set back. They had <br />chosen to come before the Planning Commission prior to attempting to get <br />these variances in order to get some idea of what would be acceptable to <br />the Commission. He pointed out that the owners would have to determine <br />tlie feasibility of buying the property based on the amount of square foot- <br />age they could add. Building.Commissioner Conway advised that with this <br />plan a variance for 19 parking spaces would be required, but some of the <br />proposed spaces adjacent to Lorain Road would apPear to be only 18 feet <br />deep versus the 20 ieet required (they could not be extended because the <br />drive was only 19 feet wide); one existing space on the Brendan Lane <br />side of the property requires cars to back over the sidewalk; no loading <br />zones are shown; and the drive around the eastern end of the buil3ing <br />might not be adequate for Fire Department equipment. Mr. Conway explained <br />that the par.king for the existing building is based on a structure under <br />1,200 square feet, but with the addition, the building would be over <br />1,200 feet and parking would be figured differently. Mr. Draeger suggested <br />that they could remove 831 square feet, widen the drive, and a variance <br />for fewer parkin, spaces would be necessary. He would like to take this <br />back to the owner to see if this would be feasible, pointing out that <br />there are two tenants interested in the space at this time. He further
