Mr. Draeger again requested.that the <br />Commission give him some direction as to what would be acceptable. Mr. <br />P4organ suggested they could take off the front 10 feet of the building, <br />and 30 feet off the rear, but pointed out that the Commission does not <br />grant variances and is not sure if the Commission can advise him if it <br />would be feasible for him to return with a scaled down plan. Mr. Conway <br />stated that there are no loading zones on the property now and 2 zones <br />would be required if the building would be over 10,000 square feet. <br />Mr. Bowen observed that some trucks do unload from the front at present. <br />It was decided that Mr. Draeger would withdraw this proposal and return <br />to the Commission with a scaled down addition prior to going to the <br />Board of Zoning Appeals. Mr. Thomas stated that there should be more <br />room around the building for a fire truck to turn around and that handi- <br />capped parking would be required. r1r. Draeger withdrew the proposal <br />until the next meeting. <br />2) Valvoline Instant Oil Change, 24866 Lorain Road <br />Revised plans to construct building (originally approved by Planning <br />Commission on July 26, 1988)0 <br />Mr. Bradshaw, representing Valvoline, explained that they had not pro- <br />ceeded with the previously approved proposal because there had been <br />difficulty closing on the lot. They have now taken title of the property <br />and are now presenting revised plans showing a smaller, 1,200 square foot <br />building which is not as deep and only has two bays instead of the four <br />originally approved: Building Commissioner Conway explained that origi- <br />nally the Architectural Board had recommended changing to a white brick <br />instead of the gray which had been proposed. T4r. Bradshaw explained that <br />this light gray. is their standard building color, and since there are now <br />other buildings with this same gray brick in North Olmsted, he thought <br />perhaps there had been a policy change. Mr. Conway advised that the land- <br />scaping appears to be the same. Mr. Thomas suggested that the proposal <br />should.be referred to the city forester again, as well as to the Archi- <br />tecutral Board, because there had been a point of contention with the <br />forester's recommendationsv Mr. Morgan pointed out that there had also <br />been a problem with a maple tree which could not possibly have been saved <br />because it was in the driveway. M. Betts moved that the Valvoline Oil <br />Change revised plan be referred to the Architectural Review Board, to <br />Dave Wendell, the forester, and to the Safety Department, seconded by <br />J. Thomas, and unanimously approved. <br />3) Applebee's Restaurant, 25863 Great Northern Plaza North (easternmost <br />corner and rear elevation of Plaza North, unit 2A). <br />Proposal to add store fronts. to existing building. <br />Mr. Rust, architect,.explained that this would be the second Applebee's <br />location in the Cleveland area. AZr. Conway stated that the proposal <br />appears to be satisfactory. Mr. Papandreas, representing Biskind Develop- <br />ment, clarified that this space was the remainder of the original Designer's <br />Depot unit after Kid's "R" Us took a portion leaving 5,750 square feet <br />vacant. He reminded the Commission that they had previously approved the <br />site improvements in this area which included green area and defined the <br />ring road and parking around that corner.
