Mr. Draeger advised that the owner had mentioned the possi- <br />bility of'obtaining cross easements from the owner of the property to <br />the rear in which case the fence would not be needed. Mr. Gorris <br />would.like him to bring back a plan showing this property as well'as <br />any adjacent drives and drives across either street. City Engineer <br />McDermott advised that an.assembly plat.will be required. Mr. Draeger <br />withdrew this proposal in order to go on to the Board of Zoning Appeals. <br />The members agreed that they had no strong objection to the varianee for <br />the loading zone. ' <br />2) Valvoline Instant Oil Change, 24866 Lorain Road <br />Revised plans to construct building(originally approved by Planning <br />Commission on July 26, 1988). <br />Heard by Architectural Review Board on January 17, 1990. <br />Mr. Bradshaw, representing Valvoline, stated that he had no objection to <br />the recommendation of the Architectural Board that they could not use the <br />yellow high pressure sodium lighting., Chairman Thomas read the comments <br />of the forester in reference to two;trees, a buckeye, situated in.the <br />northeast corner of the property and a large sycamore located in the <br />southeast corner of the property to?the west. He sugges,ted that grade <br />changes be eliminated within 20 to 25 feet of the buckeye, and that care <br />would have to be taken so as not to.disturb the root system of the syca- <br />more. Mr. Bradshaw was given a copy of the report and he advised that <br />they would conform to these recommendations and would maintain the grades <br />as stipulated. Mr. Bierman questiored if it were legal to creosote the <br />railroad ties in the retairiing wall. Building Commissioner Conway stated <br />that he would prefer that they used'treated or wolmanized wood, but was <br />not aware that thecreosote was illegal. Mr. Bradshaw agreed to use <br />treated wood. R. Bowen moved to approve the Valvoline Instant Oil Change <br />plans at 24866 Lorain Road, as revised taking into consideration the <br />recommendations of Dave Wendell, the city forester, in regard to the two <br />trees and also the Architectural Review Board's comments in regard to <br />the lighting. We also request that Dave Wendell be notified during con- <br />struction and that his recommendations accompany the plans, seconded by <br />B. Gorris, and unanimously approved:. <br />3) Applebee's Restaurant, 25863 Great Northern Plaza North (easternmost <br />corner and rear elevation of Plaza North, unit 2A). <br />Proposal to add store fronts to existing building. <br />Heard by Architectural Review Board'on January 17, 1990. <br />Mr. Rust, architect, presented the 'revised plans which show the changes <br />to the entrance with only one door opening to the south; and the addition <br />of planters as was,shown in a sketch presented to the Architectural Board <br />of Review. It was pointed out that there is also an entrance to the <br />patio which will have some tables. The members agreed that the planters <br />would impede customers from exiting.right out onto the ring road, but <br />Mr. Bowen believed that the planter should be extended a little bit to <br />the north.
