J. Thomas moved <br />that Applebee's Restaurant at 25863 Great Northern Plaza North proposal <br />to add store fronts to existing building be approved incorporating the <br />suggestions that Mr. Bowen made concerning increasing the length of the <br />planter and incorporating all the suggestions of the Architectural Board, <br />seconded by B. Gorris, and unanimously approved. <br />4) Biskind Development Company, Great Northern Plaza North, unit 2B. <br />Located on the easterly side of the shopping center. <br />Proposal to add store front. <br />Heard by Architectural Board of Review on January 17, 1990. <br />Mr. Papandreas, Biskind Development Company, presented a revised drawing <br />iahich shows the planter concept that Applebee's are proposing in front of <br />the adjacent;:unit. He explained that the length of the planter is greater <br />than the length of the vestibule and is l foot, 4 inches high. He ad- <br />vised that they are hoping to carry this planter theme al.ong this section <br />of the ring road if another unit is created to the north (shown on the <br />plan as future development). He presented photographs of the area and <br />explained that there is an existing sidewalk along this side of the build- <br />ing. It is possible this area will be re-reviewed during the planning <br />for the renovation of Plaza North, but they are requesting this approval <br />in the interim. Mr. Papandreas presented a site plan showing the planned <br />site improvements and explained that there are no definite plans for the <br />western portion of the rear of Plaza North, but since that area also <br />faces Plaza South, they will be addressing it at some time in the future. <br />There is a possibility that they will add another unit, but he pointed <br />out that there is little pedestrian traffic at this time: Mr. Papandreas_ <br />had previously stated that he would be coming back with plans for improve- <br />ments to Plaza North, probably in July, but he advised that he might not <br />be addressing this area at that time. The members agreed that there is <br />little pedestrian traffic at that point. Mr. Papandreas asked if it <br />would be possible for the Commission to grant approval for the duplicate <br />store front shown as "future development" as long as it duplicated all <br />the provisions for this one. The members had no objection to this. B. <br />Gorris moved to approve the Biskind Development Company, Plaza North <br />unit 2B, located on the eastern side of the shopping center, adjacent to <br />the proposed Applebee's incorporating all of the recommendations of the <br />Architectural Review Board and with the understanding that we are also <br />not only approving the unit shown on the drawing, but also the proposed <br />unit indicated by the dotted lines known as unit 2C, seconded by R. Bowen, <br />and unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Carla Lane Lot Split <br />Heard at beginning of ineeting. ' <br />2) C. & C. Realty Assembly Plat (Lorain Road) <br />The proposal is to combine permanent parcel nos. 233-8-15, 233-8-16, and <br />233-9-1, located on the north side of Lorain Road east of Barton Road, <br />into one (1) parcel. Zoning of the proposed parcel is split: Retail <br />Business, General to a distance of 500 feet from the Lorain Road centerline, <br />and "B"-Residence, Single, on the north portion. The proposal conforms to <br />the Zoning Code Requirements for a Retail Business, General District.
